About the Position

The company is seeking an experienced Project Manager to lead multi-family affordable housing projects from pre-construction through project completion. This is an outstanding opportunity for a construction professional who enjoys autonomy, accountability, and leadership while managing complex, high-profile residential developments.

As the Project Manager, you will serve as the central point of coordination between internal stakeholders, consultants, municipal agencies, subcontractors, and field teams. You will oversee all aspects of project execution, including budgeting, scheduling, compliance, and team leadership, ensuring projects are delivered safely, on time, and within budget.

Key Responsibilities
  • Lead high-density multi-family construction projects from buyout and scheduling through final inspections and closeout.
  • Develop and manage project schedules, identifying risks and implementing mitigation strategies to maintain project milestones.
  • Assume full ownership of project financial performance, including budgeting, cost forecasting, buyouts, monthly draws, and change order management.
  • Manage subcontractor procurement, contract administration, and performance throughout the project lifecycle.
  • Ensure compliance with affordable housing program requirements, including LIHTC, HUD, prevailing wage, and related regulations when applicable.
  • Coordinate closely with development teams, architects, engineers, municipal agencies, and field superintendents to drive successful project outcomes.
  • Monitor project quality, safety, and documentation standards.
  • Provide regular project reporting to leadership, including financial, schedule, and risk assessments.

Requirements

Required Qualifications
  • 5+ years of experience managing multi-family or commercial vertical construction projects.
  • Strong knowledge of high-density wood-frame construction (Type III/V), podium construction, and urban infill site logistics.
  • Proven experience managing project budgets, contract negotiations, cost controls, and schedule management.
  • Ability to lead cross-functional teams and effectively communicate with a variety of stakeholders.
  • Proficiency with construction management software such as Procore, Microsoft Project, Sage, or similar platforms.

Preferred Qualifications
  • Experience with affordable housing developments.
  • Familiarity with LIHTC, HUD, prevailing wage, or other affordable housing compliance requirements.
  • Experience working within an integrated developer-builder environment.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
