Job Summary:Owns one project end to end: the contract, the money, the schedule of record, and the client project-level relationship. If the project makes or loses money, the Project Manager owns that outcome. The Project Manager is the only role that may authorize work outside the contracted scope, and the only role that commits the company to a client in writing at the project level.
Essential Job ResponsibilitiesContract & Scope• Own the contract: know what is in scope, what is excluded, what the notice requirements are, and what the deadlines for notice actually say.• Conduct the scope handoff from estimating to the project team before mobilization; document assumptions, exclusions and allowances.• Issue written notice of changed conditions within the contractual notice period - this is a Project Manager duty and cannot be delegated.• Price, submit, negotiate and close change orders; maintain the change log with status and dollar exposure.• Authorize extra work in writing. No other role may direct the company to perform work outside contracted scope.Cost & Financial• Own the project budget, cost coding structure and monthly estimate at completion.• Produce the monthly cost forecast with documented basis; no unsupported swings.• Submit the monthly accrual to the client by the contractual deadline (typically two business days before month end).• Prepare and submit progress billings; drive resolution of any invoice that ages past terms.• Approve project timecards, vendor invoices, subcontractor pay applications and expense reports.• Prep for and present to Area Manager each project for EOM updatesSchedule• Own the single schedule of record: baseline development, monthly updates, and all revisions.• Integrate the Superintendent's three-week look-ahead into the schedule of record - they derive from it, they do not compete with it.• Develop recovery plans jointly with the Superintendent when the project slips; own the client-facing schedule narrative.• Own time-impact analysis and time-extension requests.Procurement• Issue purchase orders and subcontracts within authority; route above-threshold commitments to the Sr. Project Manager.• Own the procurement log and long-lead item tracking; escalate delivery risk before it becomes a schedule impact.• Own subcontractor commercial relationships, scope definition, and pay application approval.Client & Team• Serve as the single point of client contact at the project level. Route client executive matters to the Key Account Manager and field coordination to the Superintendent.• Chair the weekly project meeting; publish minutes with actions, owners and dates.• Direct the Assistant Project Manager and Project Engineer; define the Assistant Project Manager's delegated scope in writing at kickoff and revise it when the scope changes.• Support the Superintendent's field execution - remove obstacles, secure resources, resolve information gaps.• Perform employee performance reviews as per Loenbro policy and set goals for individualsSafety & Compliance• Accountable for the project safety plan being adequate, funded and staffed; the Superintendent executes it.• Accountable for training and permit compliance being current before work begins.• Participate in incident investigations and own corrective action closure at the project level.Minimum Qualifications:Experience, Education and Competency• 7+ years in construction with 3+ managing projects; mining, industrial or heavy civil preferred.• Demonstrated ownership of a project P&L, including a project that went badly and was recovered.• Working command of CPM scheduling, cost forecasting, earned value and change management.• Bachelor's degree in Engineering or Construction Management, or equivalent field-earned experience. PMP preferred.• MSHA Part 46/48; valid 5000-23; OSHA 30; first aid/CPR.• Able to read and interpret civil, structural, mechanical, piping and electrical drawings, isometrics, P&IDs and specifications across all six service lines. The role's accountability does not change by service line.Required Site Credentials• MSHA Part 46/48 training as applicable to the site, with a valid 5000-23 certificate.• Company and client contractor orientation, and site-specific training, completed before site access.• Valid driver's license and an insurable driving record where site or company driving is required.• Ability to pass pre-employment and site-required screening, including fit-for-duty where applicable.Required: - Provide guidance and/or instruction to junior staff members.
