Position Summary:The Project Manager is responsible for overseeing the execution of all aspects of assigned standardized and fast-paced structures projects, with a focus on safety, quality assurance, schedule adherence, and profitability. Day-to-day responsibilities include reviewing, approving, distributing, and archiving project documentation (e.g., drawings, specifications, communications, and change orders); creating and updating project schedules; reviewing and approving quotes and subcontracts; communicating project status both internally and externally; maintaining accurate revenue forecasts; mentoring other Institutional Maintenance Project Managers; and other elevated Project Manager responsibilities within the Institutional Maintenance group.
Primary Responsibilities:- Monitor, control and manage business operations to meet customer expectations and company goals.
- Review and understand scope specific project contract documents.
- Manage project duties including researching costs, scope of work, data entry of job info, budgets, material coordination, production reports.
- Manage project schedules to ensure timely completion while adhering to national contracts and customer-specific terms and conditions with urgency.
- Review, approve and communicate quotes and proposals for the creation and distribution of purchase orders/subcontracts for, products and services.
- Create and detail project plan, estimates, resource and material requirements for assigned projects.
- Manages purchase orders and logistics to ensure project materials arrive on schedule, be proactive in delivery delay avoidance.
- Create timely, accurate and complete project reports for internal project management team and external stakeholders.
- Build and maintain strong customer relationships through regular meetings and communications.
- Oversight of field crew and sub-contractors to ensure adherence to safety, quality and project timelines.
- Assist in root cause analysis activities when project experiences schedule delays, cost overruns, quality issues or safety events.
- Follow standard operating procedures for efficient business operations.
- Examine financial data/statements and use them to improve profitability.
- Facilitate and follow up on payment applications and related documentation.
- Facilitate communication of close date and warranty start dates and execute warranty claims.
- Onboard new crews and evaluate for future usage possibilities.
- Support on-site crew issues, contractual issues, and other field issues.
- Support fabrication QA/ QC and field fabrication requirements.
- Schedule sub-contractors for all new construction projects.
- Support and mentor Institutional Maintenance Project Management team.
- Assist with estimating proposals and development for maintenance group.
- Collaborate with Design team for standard design parts updating.
- Document deficiencies for company root cause analysis efforts.
- Ensure compliance requirements regarding company standards, labor regulations, insurance, taxes, Lien rights, licensing.
- Work in other functional areas to cover absences/relief, to equalize peak periods or otherwise to balance team workload.
- Participate in company level process improvement activities.
- Other responsibilities as assigned.
Position Qualifications:- Degree in Construction Management or related field
- 3+ years experience in Project Management (preferred)
- 1+ years experience in Design (preferred)
- 5+ years experience in Construction
- Proficient in Microsoft Suite
- Strong Microsoft Excel skill set
- Medium to strong capabilities in Microsoft Project
- Strong cross-functional understanding of Structures business operations
- Experience in Project Management Software, Procore preferred
- Able to communicate (verbal and written) in a clear and conscious manner
- Technical writing and reading skills.
- Basic drafting capability, computer aided or not
- Inquisitive, yet self-initiating learner
- Documentation and organizational skills
- Ability to manage multiple projects and priorities simultaneously
- OSHA 30-hour certification
- Ability to sit up to 8 hours a day
- Ability to transverse active construction sites
