Full Job Description
The Estimating Coordinator supports the estimating team by coordinating bid documents, maintaining estimate folders and bid records, monitoring tender sites, and helping ensure pricing, tender requirements, and submission materials are organized and up to date. This role helps keep the estimating process moving smoothly from bid review through submission and post-bid support.

The Project Manager / Estimator supports Modern Niagara's Building Services division by leading the estimating, planning, and delivery of commercial, industrial, and institutional (ICI) service and small-to-medium capital projects. This role partners with clients, technicians, subcontractors, and internal teams to identify opportunities, prepare competitive estimates, and successfully execute projects across HVAC, Plumbing, Electrical, Building Automation Systems (BAS), and related building service disciplines. Success in this role means delivering safe, high-quality projects on time and on budget while building trusted client relationships and supporting the continued growth of the Building Services business.

Duties and Responsibilities

  • Review client requirements, specifications, drawings, and site conditions to develop accurate project scopes and estimates.
  • Conduct site visits to assess existing conditions and identify project requirements.
  • Prepare competitive estimates, proposals, budgets, scopes of work, and tender submissions for service, retrofit, repair, and capital replacement projects.
  • Develop labour, material, equipment, subcontractor, and contingency costing while identifying project risks and mitigation strategies.
  • Solicit, evaluate, and coordinate supplier and subcontractor quotations.
  • Manage projects from award through completion, including planning, scheduling, budgeting, execution, and closeout.
  • Coordinate internal resources, field staff, subcontractors, suppliers, and clients to ensure successful project delivery.
  • Monitor project schedules, budgets, labour productivity, material costs, profitability, and overall financial performance.
  • Review and approve purchase orders, invoices, change orders, progress billings, and project documentation.
  • Complete forecasting, work-in-progress reviews, and project reporting while ensuring contractual obligations are met.
  • Serve as the primary client contact throughout the project lifecycle, fostering strong relationships with building owners, property managers, consultants, and contractors.
  • Identify opportunities for additional services, maintenance agreements, retrofit work, and capital projects to support business growth.
  • Participate in client meetings, project reviews, and business development initiatives while promoting Modern Niagara's full range of Building Services capabilities.
  • Provide technical guidance and support to technicians, forepersons, and project teams.
  • Assist with troubleshooting complex HVAC and plumbing systems and review project designs to identify opportunities for improved efficiency and value.
  • Ensure compliance with applicable building codes, client specifications, company standards, and industry best practices.
  • Promote Modern Niagara's safety-first culture by ensuring compliance with all health, safety, quality, and regulatory requirements.
  • Participate in safety meetings, site inspections, and incident investigations as required.
  • Stay current with emerging technologies, equipment, and industry trends to continuously improve project delivery and client solutions.


Must Haves

  • Minimum 3-5 years of experience in estimating, project management, or building service operations within the commercial, industrial, or institutional construction industry.
  • Demonstrated experience with HVAC and Plumbing systems.
  • Post-secondary education in Engineering, Engineering Technology, Construction Management, Project Management, or a related discipline.
  • Strong understanding of commercial and institutional building systems and service operations.
  • Experience preparing estimates and managing project budgets and financial performance.
  • Ability to interpret construction drawings, specifications, and contract documents.
  • Experience coordinating subcontractors, suppliers, and project stakeholders.
  • Strong project planning, organizational, and communication skills.
  • Proficiency with Microsoft Office and project management software.
  • Commitment to safety, quality, and customer service excellence.


Nice to Haves

  • Experience with Electrical, Building Automation Systems (BAS), Controls, or Mechanical Service projects.
  • PMP designation or progress toward certification.
  • Gold Seal Certification.
  • Red Seal certification in Plumbing or HVAC.
  • CET, P.Eng., or other relevant technical designation.
  • Experience using CMMS, ERP, or service management software.
  • Experience supporting facility operations and maintenance environments.
  • Knowledge of energy efficiency, sustainability, and decarbonization projects.


This is a new position. Expected annual compensation: $90,000 - $110,000.
