Full Job Description
The Project Manager will be based in our Roswell, GA office and will report to the VP of Construction in the South region. The Project Manager is responsible for the management, coordination and general oversight of all assigned construction activities undertaken at company owned or managed properties. The position requires a strong construction industry knowledge base, relationship building skills, verbal & written communication skills, initiative, professional judgment, and confidentiality. Regular travel throughout the region is required.

Responsibilities:
  • Works with Senior Project Manager direction on assigned construction-related tasks associated with tenant improvements, tenant coordination, and certain new construction projects in their assigned region including but not limited to:
    1. Project planning
    2. Estimating
    3. Lease exhibit preparation/review/negotiation
    4. Tenant Communication and Progress Tracking
    5. Plan reviews
    6. Hire/Manage/Suggest and coordinate outside Consultants
    7. Manage entitlements
    8. Bid & Award
    9. Contract negotiation
    10. Contract administration

  • Manages Landlord's Tenant Improvement Projects and facilitate/coordinate the Tenant's improvements to achieve project goals and fulfil all lease commitments according to approved schedule & budget.
  • Organize and track multiple tenant improvement projects and ensure tenant spaces are delivered on time while collaborating with Tenant so that they are commencing as soon as possible.
  • Assist with capital improvement projects on as needed basis.
  • Depending on current workload in region, candidate may be required to manage or assist in the management of projects outside primary region.


Position Requirements:
  • Strong estimating ability
  • Project scheduling experience
  • Tenant Improvement experience
  • Tenant Coordination experience
  • Familiarity with bid review and qualification process
  • Knowledge of contract administration, permitting, expediting, etc.
  • Able to read and understand architectural, MEP, and civil/site plans
  • Strong communication and computer skills
  • Team player able to communicate with both LL and Tenant professionals.
  • Working knowledge of CADD is desirable but not required.

Education & Experience:
  • Bachelor's degree is required, preferably with a concentration in construction, engineering, or architecture.
  • A minimum of4 years direct construction management experience, or 3 years construction experience combined with at least 2 years of tenant coordination and tenant improvements.
  • Solid time management skills and the ability to work independently as well as with multiple consultants/contractors to keep projects moving.
  • Retail commercial construction experience is required.
  • Communication: Good communication is paramount - must communicate regularly and timely with various mediums.
  • Results Orientated: Prioritizes projects to meet or beat required deadlines and manage several high priority projects at once.
  • Thoroughness: Ensures that work is complete and carefully reviews the accuracy of information in their work.
