About the Role:As a Project Management Manager for CBRE, you will be responsible for the full lifecycle management of complex and fast-paced real estate projects, ranging from $1M to $5M. This role requires an individual who thrives in a dynamic environment, possessing a deep understanding of project delivery from concept and design through closeout. You will manage projects, primarily focused on significant workspace upgrades, new installations (workstations, walls), and facility enhancement that are delivered on schedule, within budget, and to the highest quality standards across our North American portfolio. This position demands strategic oversight, meticulous financial management, and exceptional collaboration with internal and external stakeholders.
What You'll Do:- Oversee all phases of projects from initiation and planning to execution and closeout, for complex projects including workspace upgrades, new installations, and facility enhancements.
- Lead project initiation activities, including extensive due diligence, concept and design development, and the creation of comprehensive RFPs for architects and specialized design teams (e.g., acoustics, lighting).
- Drive the Design Development (DD) phase, collaborating closely with internal design teams to ensure designs align with budget and schedule constraints.
- Manage the permitting process with relevant City authorities to ensure all regulatory requirements are met.
- Thoroughly review and interpret complex lease documents, working with legal and leadership to negotiate and implement necessary language additions or modifications.
- Develop, maintain, and manage project schedules, ensuring all milestones are met from inception through completion.
- Provide formal supervision, mentorship, and coaching to project management staff, fostering their professional growth and development.
- Conduct performance evaluations, set clear objectives, and oversee the recruiting and hiring of new team members.
- Coordinate and manage daily team activities, establish work schedules, assign tasks, and facilitate cross-training to build a resilient and skilled team.
- Lead the procurement process, including developing scopes of work, soliciting proposals from General Contractors (GCs), and managing the selection process.
- Work closely with internal procurement teams to assemble project resources and contractor teams.
- Actively manage GCs, including negotiating and monitoring Guaranteed Maximum Prices (GMPs), forecasting expenditures, verifying correct fund allocation, and managing payment processes.
- Oversee project financial health, including monitoring billing, accounts receivable, expense control, and contributing to the P&L to EBITDA performance.
- Identify, assess, and mitigate complex project risks, developing robust contingency and backup plans.
- Work cross-functionally with various business lines, client design teams, legal counsel, and leadership to achieve strategic project objectives.
- Ensure rigorous adherence to contract procurement, negotiation, execution, administration, and closeout procedures, maintaining accuracy, timeliness, and compliance.
- Manage project closeout activities, including coordinating final inspections, securing warranty documentation, and obtaining final lien waivers.
- Apply broad knowledge of the business and integrate project management discipline with other functions to achieve departmental objectives.
- Improve and adapt existing project methods, processes, and standards.
- Lead by example, modeling behaviors consistent with CBRE RISE values (Respect, Integrity, Service, Excellence) and influencing others to adopt best practices.
What You'll Need:- Education & Experience: Bachelor's Degree preferred with 3 - 6 years of relevant project management experience, preferably in commercial real estate or construction. In lieu of a degree, a combination of experience and education will be considered.
- Certifications: LEED AP, PMP, and/or CCM designations are highly preferred.
- Communication Skills: Exceptional ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations, and effectively resolve problems.
- Strategic Impact: Demonstrated ability to achieve targets with significant impact across multiple job disciplines and the department.
- Technical Proficiency: In-depth knowledge of Microsoft Office products (Word, Excel, Outlook) and project management software.
- Analytical Mindset: Extensive organizational skills, an advanced inquisitive mindset, and intermediate math skills with the ability to calculate complex figures such as percentages, fractions, and various financial calculations related to project forecasting and allocation.
Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for this position is $125,000 annually and the maximum salary for this position is $150,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend's applicable benefit program.
