Project Manager - Building Services with experience in building restoration & building envelope.

Job Description

The Project Manager - Building Services is an intermediate-level technical role supporting building restoration and building envelope projects across multiple asset types. This position is based in Toronto and operates within a consulting environment delivering investigation, design, tendering, and construction administration services.
  • Conduct on-site investigations of building systems including cladding, roofing assemblies, underground parking structures, balconies, and other building envelope components;
  • Perform condition assessments and prepare clear technical reports outlining findings, causes of deterioration, and recommended repair strategies;
  • Develop order-of-magnitude and preliminary repair cost estimates for capital planning and client decision-making;
  • Prepare specifications, drawings, and tender documents for restoration projects;
  • Manage the full tendering process, including addenda, clarifications, bid evaluations, and preparation of recommendation letters for contract award;
  • Provide construction administration services including site reviews, progress meetings, and review of contractor submissions (RFIs, shop drawings, change requests);
  • Monitor construction progress, schedule, quality, and contract compliance, including assessment of changes and delays;
  • Manage and maintain client relationships throughout all project phases and support ongoing communication;
  • Assist with proposal preparation and contribute to business development initiatives;
  • Participate in internal coordination and project team meetings; and
  • Other duties as may be assigned from time to time.


Qualifications
  • Degree in Engineering with focus on Building Systems, Building Science, Architectural Science, or a related discipline.
  • P. Eng. designation or in the process of obtaining one is an asset.
  • 3 to 5+ years of experience in building restoration, building envelope consulting, or a related consulting/construction environment;
  • Strong knowledge of building envelope systems including roofing, waterproofing, concrete restoration, and cladding systems;
  • Experience with condition assessments, specification writing, tendering, and construction review and administration;
  • Proven ability to manage projects independently from investigation through construction completion;
  • Strong technical writing and communication skills with ability to produce high-quality reports and client-facing documentation;
  • Strong organizational skills with ability to manage multiple projects and deadlines;
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint); familiarity with Bluebeam or similar tools is an asset.
