Project ManagerWaterloo, ONThe OpportunityThe Project Manager will report to the Property Manager and be located at 227 King St. S. in Waterloo. The position is responsible for supervising major repair and replacement projects in the Sun Life Waterloo head office in Waterloo, as well as providing operational input and coverage.
What You Will Do - Ensure excellent relations through personal contact and excellent customer service.
- Work cooperatively with Property Manager to establish budgets, structure project schedules.
- Work with the Property Manager and Operations Manager on the coordination of engineers & consultants to ensure drawings and specifications are prepared on time.
- Assist/prepare tenders.
- Analyze tenders and make recommendations to Property Management and client.
- Attend all construction meetings and act as the client representative, ensuring client interests are maintained.
- Manage consultants and contractors to ensure each project is completed on time, within budget and according to established specifications.
- Alert Property Management of all issues impacting timing and cost of each project.
- Liaise with Property Manager, Operations Manager and client representatives to ensure all activities are fully coordinated.
- Perform contract administration.
- Sign off on all payables for capital projects.
- Track all budgets, cost to complete, variances, and provide updates to Property Manager and client as required.
- Obtain close out documentation for all projects.
- Track unit pricing and provide support to the Property Management group in pricing work as required.
- Utilize the software platform, Yardi construction manager, to input project budgeting, scheduling, milestones, RFP, and overall management of all jobs.
- Prepare bi-weekly reports detailing current status, cost incurred, cost to complete, and any risk to successful completion of each component of the asset renewal program.
- Other duties as required and assigned.
Who You AreKey Qualifications - Experience - Minimum 5 years of commercial/industrial project management expertise, and operational experience is considered an asset.
- Education - Post secondary education.
