- Proficiency in Excel and familiarity with project management tools (ClickUp, Smartsheets, Procore, or similar)
- Valid driver's license and ability to travel regularly
- Highly organized, self-directed, and accountable
Nice to Have:- Experience with multifamily unit renovations or light commercial construction
- Exposure to owner-side or GC-side project management
- Basic estimating experience
- Experience soliciting and evaluating bids from vendors and contractors
What you'll be doing: As a
CAPEX Project Manager, you will be responsible for the execution and oversight of capital improvement and unit renovation projects across a multifamily portfolio spanning multiple states. This role is owner-side and hands-on, with regular travel throughout our Midwest portfolio and direct coordination with general contractors, vendors, and property management teams.
The Project Manager will help support unit renovation programs, owner-supplied materials, and project controls, while supporting GC partners to ensure projects are delivered on schedule, within budget, and to company standards.
Core Responsibilities Include:Project Management & Execution:- Manage day-to-day execution of unit renovation programs across assigned properties
- Oversee owner-supplied materials (tracking, delivery coordination, and installation sequencing)
- Support GC partners by coordinating scopes, schedules, and field logistics
- Ensure work aligns with approved scopes, specifications, and quality standards
On-Site Inspections & Field Oversight:- Conduct routine on-site inspections of active renovation and CAPEX projects
- Verify scope completion, identify deficiencies, and track punch list items to resolution
- Document field conditions through photos, notes, and inspection reports
Vendor & Contractor Coordination:- Coordinate with general contractors, subcontractors, and vendors to maintain schedules and sequencing
- Track vendor performance against approved scopes, timelines, and budgets
- Support bid reviews, scope clarifications, and contractor communications
Budget, Scope & Estimating Support:- Assist with scope development, quantity takeoffs, and cost reviews
- Request bids from vendors and contractors, review and compare pricing, and create basic cost estimates
- Track project budgets, change orders, and approvals in coordination with the CAPEX team
Reporting & Project Controls:- Prepare project status updates, inspection summaries, and progress reports for internal stakeholders
- Maintain organized project documentation, photos, contracts, and approvals
- Utilize project management tools to track schedules, tasks, and milestones
Portfolio & Team Support:- Support the broader CAPEX team across multiple properties and states
- Coordinate with property management teams to align renovation schedules and unit readiness
- Assist with close-out documentation, warranties, and project turnover
Location: Chicago corporate office (2 days a week).
Travel: Frequent travel (2-3 days a week) throughout our Midwest portfolio.

The pay range for this role is:
70,000 - 100,000 USD per year (Bender Corporate Office)
