Position Summary:The Project Manager will oversee capital project execution across the project lifecycle, from planning to turnover using Lean principles. This role ensures alignment with company processes, policies, and regulatory requirements to deliver high-quality physical assets while partnering with cross-functional teams and external vendors to drive cost-effective and timely project completion with minimal impact on community operations.
Key Responsibilities:- Manage capital projects throughout the project lifecycle, including planning, scope definition, bidding, budgeting, contracting, permitting, construction, and turnover, utilizing a developed Lean process.
- Prepare and submit documents for internal approval and execution, including; funding requests, project justification, photo documentation and bid documents.
- Identify project risks and establish project scopes, timelines, and schedules in alignment with company standards.
- Coordinate with third-party vendors and conduct regular on-site property walks to ensure timely, cost-effective, and high-quality delivery.
- Maintain organized project documentation, tracking vendor bids, purchase orders, and invoicing throughout the project lifecycle.
- Utilize enterprise resource planning and procurement systems, including Systems Applications, Products Project and Portfolio Management (SAP-PPM), and Coupa procurement system, to manage project workflows and track data.
- Partner with internal teams, including Reinvestment, Facilities, Design, and Maintenance, to minimize operational impacts to residents and community management staff.
Additional Skills:- Proficient in using financial reporting tools and project management software such as Google Sheets, Google Drive, Smartsheets, PPM, BI, and Coupa.
- Excellent written and verbal communication
- Skilled in reading and interpreting as-built architectural and engineering drawings.
Preferred Education:- Bachelor's Degree (or equivalent experience)
Preferred Years of Relevant Work Experience:- 2+ years of construction management experience preferred
Additional Requirements:- Regional travel is required, including presence at the regional office and occasional (10-20%) travel to Orange County for team meetings.
- Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)
Minimum Qualifications / Other Expectations: Compensation:Base Pay Range: $115,700.00 - $166,700.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
