Job Description

Turner & Townsend is looking for a Preconstruction Team Lead to join our team. The Preconstruction Team Lead will be a member of the management team and will primarily be responsible for overseeing the team that is responsible for the comprehensive technical and legal vetting of all potential real estate assets and preconstruction design and design project management. This role is tasked with the management of systematic identification of site constraints, regulatory hurdles, and infrastructure requirements for assets targeted for lease and subsequent tenant build-out.

The successful candidate will ensure that the transition from site selection to construction commencement is seamless, financially transparent, and fully de-risked.

Core Responsibilities
  • Manage the Technical Asset Evaluation & Feasibility teams (Site Analysis, Feasibility Reporting & Build-out Compatibility)
  • Manage the Regulatory & Entitlement Oversight Teams (Jurisdictional Review, Permit Strategy & Environmental & Legal Compliance)
  • Manage the lease Integration & Work Letter Negotiation Teams (Linguistic Precision, Financial Safeguards)
  • Manage Strategic Vendor Management Teams (Consultant Procurement, Quality Assurance, SOX control)
  • Provide effective line management for the staff members assigned to you, including coaching and mentoring, as necessary to assist them in achieving professional and career growth objectives.
  • Leadership of design project management team responsible for initial design of infrastructure projects in United States and Canada.
  • SOX control responsibilities may be part of this role, which are to be adhered to where applicable.


Qualifications

  • Bachelor's degree in construction management, civil engineering, or applicable bachelor's degree and or equivalent experience.
  • Minimum 10-15 years of relevant experience working in a construction management role in the construction industry ideally for a real estate developer.
  • Strong organizational and management skills - the ability to work effectively and collaboratively with the broader team.
  • Effective presentation skills.
  • Proficiency in Google Suite, Bluebeam, and construction project management tools.
  • Excellent communication skills.


Additional Information

The salary range for this full-time role is $170K - $180K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate's experience and qualifications.
