ResponsibilitiesThe
Preconstruction Manager - Self Perform will perform the following duties in a safe, productive, and effective manner:
- Identifies and quantifies all relevant construction elements for concrete and sitework packages to support accurate scope development and estimating.
- Completes comprehensive project estimates, including:
- Assembles and organizes quantities in a structured pricing format that accurately reflects scope requirements.
- Establishes a baseline project schedule and duration.
- Identifies and accounts for job-specific equipment needs.
- Incorporates best-value vendors and subcontractors into the estimate.
- Prepares a preliminary project schedule encompassing job duration, cash flow projections, and man-hour requirements.
- Establish and maintain relationships with architects, owners, engineers, designers, clients, and others for potential business development.
- Collaborate with the internal Virtual Design and Construction (VDC) group during estimates to develop quantities, logistics plan and 4D schedules.
- Monitors and tracks projects through the preconstruction pipeline from initial pursuit through award.
- Tracks and analyzes data on lost bids to monitor competitive positioning and identify emerging market trends.
- Identifies, contacts, and builds relationships with vendors and suppliers to assess capabilities for pursued projects.
- Conducts thorough vendor and supplier analysis to assess value, capacity, and reliability, ensuring consistent performance throughout project execution.
- Leverages data-driven analysis to proactively negotiate and secure competitive pricing commitments from vendors and suppliers.
- Expands scope of estimating responsibilities to include additional trade packages outside of concrete and sitework based on project demands.
- Lead estimate reviews with project management, design team, and owners.
- Work with operations teams on general requirements, including fees, financials, staffing of jobs, and construction schedules.
- Gathers historical data from past and ongoing projects for use in future estimates.
- Organizes and facilitates transition meetings with the Operations team upon project award.
- Delivers comprehensive pricing, quotes, and relevant proposal information to the Project Manager at handoff.
- Provide leadership and mentoring to less experienced personnel.
- Work closely with less experienced Preconstruction Managers/APcM's to oversee the quality and accuracy of their work.
- Checks in regularly with Preconstruction Managers to provide feedback on scope and strategy.
- Coaches & mentors estimators/APcM's on self-perform related tasks.
Education - Skills - Knowledge - Qualifications & ExperienceRequirements- Bachelor's degree in construction management or related field from an accredited college or university and 3-10 years related experience; or equivalent combination of education and experience
- Concrete estimating experience
- Proficiency in Microsoft software programs such as Word, Excel, and PowerPoint
- Proficiency in estimating software tools: P6, BuildingConnected, BlueBeam, Agtek, Sage Timberline, Assemble and others.
