Preconstruction ManagerEssential Functions:
- Build and maintain relationships through excellent client service
- Serve as a dedicated resource partner to many of our established national account clients, with projects across the country
- Communicate effectively with owners, architects, engineers, and project teams
- Develop complex conceptual estimates, bids, and pricing analysis for projects of varying size and scope
- Collaborate with our marketing department and other internal teams during the preconstruction/proposal/bidding process by reviewing RFPs and bid documents and estimating project costs
- Perform detailed quantity take-offs
- Prepare time, cost and labor estimates for construction projects by analyzing project drawings, specifications, and RFPs
- Develop subcontractor relationships, maintain list(s) of qualified bidders, and solicit bids
- Evaluate bid specifications and drawings
- Conduct site surveys and develop budgets and RFIs
- Conduct research on latest construction materials, pricing, and trends
Qualified Candidates will possess the following:
- Excellent client service and communication skills
- BS/BA in Engineering or Construction Management recommended
- 5+ years of experience estimating commercial construction projects required
- Extensive knowledge of material and labor pricing, market conditions, and individual trade costs
- Understanding of CM/architect/client dynamics
- Comfort navigating fee strategy, negotiating procurement & buyout opportunities, and managing risk
- Strong ability to analyze project drawings, specifications and RFPs
- Proven ability to multi-task in a time sensitive/deadline environment
Preferred Candidates will also possess the following skills:
- A degree in Engineering or Construction Management is a plus!
- Mastery with On-Screen Takeoff, Bluebeam Revu, & Microsoft Office software (e.g., PowerPoint, Word, Project, Excel, etc.)
- High mastery in navigating and leading turnover meetings and cost analyses
- Strong presentation and excellent communication skills
PHYSICAL JOB DEMANDS & WORKING CONDITIONS This is a full-time role based in our Alexandria, VA office and may require occasional travel.
