OverviewThe Preconstruction Manager- Mission Critical is responsible for leading multiple projects through the preconstruction phase, as well as holding working relationships with Shawmut’s clients. This includes performing feasibility studies, budget estimates, and leading projects from design phase to final bidding and buyout. The Preconstruction Manager is a bid team leader, and an example of Shawmut’s values to the other members of the staff.
- Provide supervision of project tasks to teams, including both directly reporting employees and project-specific teams
- Captain budget and hard bid efforts, including leading individual project teams of 3-12
- Work in partnership with the assigned operations team to plan the job prior to project turnover i.e. general conditions study, procurement schedule, logistics, etc.
- Own the preconstruction process and ensure all proposal deliverables are delivered in a timely fashion and meet quality standards
- Generate subcontractor bid lists in conjunction with operations, the procurement team, and the Director of Preconstruction
- Ensure project trade packages with subcontractor backup are provided to operations and procurement for a smooth buyout process
- Perform quantity takeoffs for both subcontractor bid verification and forming budget estimates
- Develop comprehensive understanding of project strategy and deploy this throughout the estimating process
- Monitor project staffing expenditures and provide regular updates to the Director of Preconstruction
- Provide coaching and education to members of Shawmut preconstruction and estimating
- Attend and participate in client interviews and proposal review meetings as necessary (occasional travel)
- Ensure all subcontractors are adhering to Shawmut prequalification processes
- Understand Mission Critical building systems and be able to identify and fill gaps in incomplete documentation
- Structure a fair and comprehensive sub bid process by incorporating all information from previous budgets and industry knowledge, by educating all subs on the Shawmut view of the project, including, but not limited to detailed written scope of work, logistics, etc., so that they are all bidding on the same work
- Present information and proposals effectively to clients based on their needs and preferences
- Solidify and perpetuate Shawmut quality standards, i.e. the White Glove Approach
- Perform detailed variance reporting and offer value engineering suggestions
- Foster strong subcontractor relationships
Qualifications
- Experience:
- 5+ years of experience in construction Pre-construction estimating or a related field (preferably in commercial construction).
- 3+ years of experience in preconstruction within the Mission Critical Sector.
- Education:
- Bachelor’s degree in Construction Management, Engineering, or a related field, or an equivalent combination of education and relevant professional experience.
- Additional Role Specific Skills:
- Vast knowledge of all trades: scope, time frames/field execution, typical missed scope/exposures and an understanding of MEP systems and components.
- Experience leading bid and budget teams on several projects.
- Solid conceptual estimating experience.
- Timberline (Precision Estimating) experience is a plus.
Salary Range Information
Boston Base Salary Range: $120,000 - $185,000. The range stated is specific to Boston. Placement within the listed range depends on many factors including, but not limited to years of experience, project size capability (for Construction & Field roles) and internal company equity.
Candidates in other geographic markets will also be considered; compensation ranges for those locations may vary based on local market conditions and cost of labor.
