As a Senior Estimator, you will be responsible for the full lifecycle of the preconstruction process-from conceptual budgeting to final buyout-ensuring that every project is set up for financial and operational success. You will provide the technical expertise and leadership necessary to navigate Miami's unique regulatory environment and high-end market demands.
Key Responsibilities:- Strategic Preconstruction Leadership: Lead the preparation of comprehensive budget estimates and formal GMP (Guaranteed Maximum Price) proposals for complex commercial and residential renovations.
- Conceptual & Detailed Estimating: Develop accurate conceptual estimates from early-stage design documents; perform detailed quantity takeoffs and pricing for all CSI divisions.
- Value Engineering: Proactively identify cost-saving opportunities and alternative methods or materials that maintain design intent while optimizing the client's budget.
- Market Intelligence & Procurement: Cultivate and leverage a robust network of premium South Florida subcontractors. Evaluate bids for scope gaps, lead high-level negotiations, and manage the final buyout process.
- Site Analysis: Conduct forensic-level site visits to identify potential risks in existing conditions, MEP infrastructure, and structural constraints common in sophisticated renovations.
- Risk Management: Identify and mitigate project risks during the bid phase; coordinate with architects, engineers, and consultants to resolve RFI and design discrepancies before construction begins.
- Mentorship: Provide guidance and quality control for junior preconstruction staff, fostering a culture of technical excellence and accuracy.
- Cross-Functional Collaboration: Partner closely with Project Executives and Superintendents to ensure a seamless transition from preconstruction to the field.
Qualifications:- Experience: 8-12+ years of estimating experience in the South Florida market, with a proven track record in high-end residential or sophisticated commercial renovations.
- Technical Proficiency: Mastery of digital takeoff software (PlanSwift, Bluebeam, or similar) and advanced Excel modeling. Experience with Procore or Sage is a plus.
- Market Knowledge: Deep understanding of current Miami labor rates, material lead times, and the regional subcontractor landscape.
- Analytical Rigor: Exceptional attention to detail and the ability to "see through" incomplete drawings to identify hidden project costs.
- Communication: Highly articulate in English (Bilingual in Spanish is a significant advantage in the Miami market); able to present complex budgets clearly to sophisticated owners and developers.
- Education: Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred.
