Full Job Description
We are seeking an experienced Pre-Construction Manager to lead estimating, budgeting, planning, and project coordination for commercial construction projects throughout the Kansas City metropolitan area.

This role will manage the entire preconstruction process, from early project pursuit through turnover to operations, ensuring projects are accurately priced, strategically planned, and positioned for successful execution.

The ideal candidate has a strong background in commercial estimating and preconstruction and is experienced working with owners, architects, engineers, subcontractors, suppliers, and internal project teams.

Responsibilities
  • Lead preconstruction efforts from project pursuit through turnover to the operations team.
  • Develop conceptual estimates, detailed estimates, budgets, and pricing throughout the design process.
  • Review architectural, structural, civil, MEP, and other construction documents for scope, cost, and constructability.
  • Perform value engineering and constructability reviews to improve project efficiency and identify cost-saving opportunities.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, and suppliers during design development.
  • Develop bid packages and solicit, analyze, and level subcontractor and supplier proposals.
  • Identify scope gaps, cost risks, procurement challenges, scheduling concerns, and constructability issues.
  • Assist with project scheduling, construction phasing, logistics, procurement, and overall project planning.
  • Collaborate with Project Managers and field leadership to ensure a smooth transition from preconstruction to construction.
  • Build and maintain strong relationships with clients, design professionals, subcontractors, suppliers, and vendors.
  • Support business development through client meetings, presentations, project pursuits, and proposal development.
  • Provide leadership with accurate cost, schedule, and risk updates throughout the preconstruction process.

Requirements
  • 5+ years of experience in preconstruction management, commercial estimating, or a related role.
  • 10+ years of commercial construction experience preferred.
  • Strong experience with conceptual estimating, budgeting, cost management, and value engineering.
  • Experience with Design-Build, CMAR, negotiated, hard bid, and select bid project delivery methods.
  • Ability to read and interpret construction drawings, specifications, contracts, and technical documents.
  • Proven experience developing bid packages and managing subcontractor and supplier pricing.
  • Strong understanding of constructability, procurement, scheduling, logistics, and construction phasing.
  • Proficiency with estimating software, Microsoft Office, and construction management platforms.
  • Strong leadership, communication, negotiation, organization, and relationship-building skills.
  • Ability to manage multiple projects, priorities, and deadlines in a fast-paced environment.
  • Must be located in or able to reliably commute to Lenexa or the greater Kansas City area.
