Full Job Description
Provide support for Product Development Services clients and internal stakeholders related to optimization of JLL managed services operations and sourcing strategies. Responsible for delivering supplier and operational improvements; leading and executing strategic initiatives.

Responsibilities

Strategic Sourcing Develops and executes sourcing strategies for construction materials, furniture, fixtures, equipment, and professional services required for workplace projects. Conducts market research to identify qualified suppliers and emerging market trends. Manages competitive bidding processes including RFP/RFQ development, vendor evaluation, and contract negotiation. Analyzes total cost of ownership to drive value beyond initial pricing.

Vendor Management Builds and maintains relationships with key suppliers, contractors, and service providers across relevant categories. Evaluates vendor performance through scorecards and KPIs, addressing performance issues proactively. Develops preferred vendor lists and framework agreements to streamline procurement for project teams. Conducts periodic business reviews with strategic suppliers to identify improvement opportunities.

Procurement Operations Manages end-to-end procurement processes for assigned projects, ensuring timely delivery of materials and services. Reviews purchase requisitions for compliance with sourcing policies and budget parameters. Negotiates pricing, terms, and conditions to achieve optimal value. Processes purchase orders and tracks deliveries to support project schedules.

Cost Management and Analysis Develops cost models and benchmarking data to support project budgeting and estimating. Identifies cost-saving opportunities through value engineering, specification optimization, and supplier consolidation. Tracks category spend and analyzes purchasing patterns to inform sourcing strategies. Provides regular reporting on savings achieved, supplier performance, and market conditions.

Stakeholder Collaboration Partners closely with Project Delivery Specialists, design teams, and clients to understand project requirements and specifications. Translates technical requirements into sourcing specifications and evaluation criteria. Advises project teams on product availability, lead times, and market constraints. Facilitates alignment between project needs and procurement capabilities.

Compliance and Risk Management Ensures all procurement activities comply with JLL policies, client requirements, and regulatory standards. Conducts supplier due diligence including financial stability, insurance verification, and capability assessments. Manages contract risk through appropriate terms, conditions, and legal review. Maintains accurate procurement documentation and audit trails.

Required Qualifications

Education and Experience
  • Bachelor's degree in Supply Chain Management, Business Administration, Construction Management, or related field preferred.
  • 3-5 years of experience in procurement, sourcing, or supply chain roles, preferably within construction, real estate, or facility management industries. CPSM, CPM, or similar procurement certification preferred.

Technical Skills Proficiency in procurement systems and tools (SAP Ariba, Coupa, or similar platforms). Strong knowledge of construction materials, furniture systems, and workplace equipment categories. Ability to read and interpret specifications, drawings, and technical documentation. Advanced Excel skills for spend analysis and cost modeling. Understanding of contract law and commercial terms.

Estimated compensation for this position:

95,000.00 - 100,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
