Operating Engineer

Time Equities, Inc., located at 55 Fifth Avenue, New York, NY 10003, is seeking a motivated Operating Engineer to join its building operations team. This role is ideal for an early-career professional eager to grow into a licensed operating engineer position. The successful candidate will oversee the daily operation, monitoring, and maintenance of building systems, including the chiller, water tower, pumps, related HVAC equipment, elevators, and electrical systems. The candidate will also manage the building lobby, fire alarm system, CCTV system, and cleaning staff.

Key Responsibilities
  • Manage the daily operation and monitoring of the chiller plant and associated mechanical equipment
  • Perform routine rounds, readings, and logging of equipment performance
  • Support preventive maintenance tasks including filter changes, coil cleaning, lubrication, and minor repairs
  • Respond to building alarms and equipment malfunctions
  • Maintain accurate logs and documentation in compliance with FDNY and DOB requirements
  • Assist with seasonal start-up and shutdown procedures for HVAC and refrigeration systems
  • Communicate effectively with building management regarding equipment status and issues

Qualifications
  • High school diploma or GED equivalent required
  • Preferred: Active FDNY Certificate of Qualification for Refrigeration Engineer category (Q-01).
  • Required if not already licensed: Willingness to enroll in an FDNY-certified training program and obtain a F89 Certificate of Fitness from FDNY within 12 months of hire; employer support/reimbursement for coursework available
  • Basic mechanical aptitude and interest in HVAC, refrigeration, building systems, and general construction
  • Ability to read and interpret gauges, logs, and basic architectural/MEP drawings
  • Strong attention to detail and reliability
  • Ability to work overtime, weekends, and holidays as needed
  • Physical ability to walk building rounds, climb stairs/ladders, and lift equipment as required
  • Prior experience in building engineering, maintenance, or HVAC support role a plus
