On-site Project Manager - Facilities Support Services

Location: Fort Meade, MD

Position Summary

LAUKOA is seeking a qualified On-site Project Manager to lead facilities operations at Fort Meade, Maryland. This position is responsible for the overall management, coordination, and performance of facilities support services, including maintenance operations, work control, staffing, subcontractor coordination, quality control, safety compliance, and customer communication. The selected candidate will serve as the primary on-site point of contact for contract performance and will ensure all work is completed safely, efficiently, and in accordance with contract requirements.

Essential Duties and Responsibilities
  • Manage day-to-day facilities operations and ensure contract requirements are performed in a timely and compliant manner.
  • Serve as the primary on-site point of contact for Government representatives, internal leadership, employees, subcontractors, and vendors.
  • Oversee maintenance personnel, supervisors, subcontractors, and support staff assigned to the contract.
  • Plan, schedule, coordinate, and monitor preventive maintenance, corrective maintenance, service calls, inspections, and repair activities.
  • Ensure work orders are properly assigned, tracked, documented, and completed in accordance with contract requirements.
  • Monitor staffing levels, work schedules, and resource needs to ensure continuity of services.
  • Review operational performance, identify deficiencies, and implement corrective actions as needed.
  • Coordinate with quality control and safety personnel to ensure work is performed in accordance with applicable standards, procedures, and regulations.
  • Support development and maintenance of project plans, reports, schedules, logs, and contract deliverables.
  • Communicate regularly with Government representatives regarding work status, service requests, operational issues, and contract performance.
  • Support subcontractor coordination, vendor communication, material planning, and procurement-related activities.
  • Promote a safe, professional, and customer-focused work environment.
  • Ensure compliance with all environmental, safety, security, and contract requirements.

Minimum Qualifications
  • High school diploma or equivalent; associate's or bachelor's degree in facilities management, construction management, business, engineering, or a related field preferred.
  • Minimum of five (5) years of experience in facilities maintenance, operations and maintenance, construction, or facility support services.
  • Experience in a supervisory, management, or project coordination role.
  • Experience supporting commercial, industrial, institutional, or Government facilities.
  • Experience managing work orders, preventive maintenance, service calls, schedules, and maintenance documentation.
  • Experience coordinating with customers, subcontractors, vendors, and internal project teams.

Required Knowledge, Skills, and Abilities
  • Working knowledge of facilities operations, maintenance management, and building systems.
  • Ability to manage multidisciplinary teams and coordinate work across multiple trades and service areas.
  • Ability to read and interpret contract requirements, scopes of work, schedules, reports, and technical documentation.
  • Strong leadership, organizational, and problem-solving skills.
  • Strong written and verbal communication skills.
  • Ability to manage multiple priorities, deadlines, and operational requirements.
  • Basic computer skills sufficient to use work order systems, email, Microsoft Office, and other project management tools.
  • Ability to prepare reports, correspondence, meeting notes, schedules, and other required documentation.
  • Ability to work independently, exercise sound judgment, and represent LAUKOA professionally with Government customers.

Security Requirements
  • Must possess and maintain an active Top Secret/Sensitive Compartmented Information (TS/SCI) security clearance.

Physical Requirements
  • Ability to sit, stand, and walk for extended periods while performing management and site oversight duties.
  • Ability to access mechanical rooms, maintenance areas, exterior facilities, and active work sites.
  • Ability to climb stairs, walk long distances, and occasionally bend, kneel, or access confined or restricted work areas as needed.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to occasionally lift and carry office materials, files, or equipment consistent with the duties of the position.

Salary Rate
  • $120,000 to $160,000 depending on qualifications

*This Position is Contingent Upon Award.
