Job Summary:
The Superintendent position is an administrative position overseeing and administering the onsite day- to-day general operations which include safety, inspections, weekly logs, etc. of one or more construction projects, typically from start to finish of each project.
Duties/Responsibilities:- Order and coordinate necessary temporary utilities required for project at mobilization.
- Develops a schedule for completion of an assigned project.
- Coordinates and schedules the daily work activities of tradespeople, professionals, and laborers, communicating to and via project foreperson to deliver instructions and project assignments as appropriate.
- Create weekly "3-week" look ahead schedules with input and buy-in from subcontractors.
- Regularly inspects work for quality and timeliness; prepares and provides progress reports to owners and architects; makes recommendations for necessary modifications.
- Collaborates with architect, engineer, attorney, and other pertinent stakeholders to ensure specifications, zoning requirements, and other regulations are met.
- Ensures specifications and regulations outlined in architectural and engineering plans are followed.
- Coordinates with city, county, state, federal and any other AHJ's for required inspections, approvals, permits or certifications.
- Monitors budget throughout the project and communicates variances as they occur.
- Maintains records related to costs deliveries and inventory.
- Maintains Daily Logs to include all daily activities, weather, tasks completed, subcontractors present, inspections, etc.
- Addresses any safety violations or other deficiencies.
- Holds weekly safety meetings of toolbox talks.
- Maintains hazmat resources and safety materials.
- Collaborates with union representatives to answer questions and clarify procedures.
- Performs other related duties as assigned
Required Skills / Abilities:- Good plan reading and construction means & methods knowledge.
- Good verbal and written communication skills.
- Ability to work under pressure.
- Ability to oversee and coordinate a variety of people in different roles.
- Extremely detail-oriented.
- Ability to read, understand, and execute blueprints, drawings, and plans.
- Thorough understanding of legal requirements relating to construction and building sites.
- Thorough understanding of quality building practices.
- Ability to quickly identify problems and efficiently solve them.
- Ability to work in a paperless, cloud based environment.
Education and Experience:- Minimum ten (10) years of experience as a superintendent
- Including at least five (5) years management experience in the construction trades, or the equivalent combination of training and experience
- Must have minimum 10-Hour OSHA Certification. 30-Hour OSHA Certification is strongly encouraged.
- Valid drivers license and reliable means of transportation.
Physical Requirements:- Ability to stand for a prolonged period.
- Ability to reach, bend, stoop and kneel.
- Must be able to access and navigate all areas of the construction site in all types of weather.
- Must be able to lift, overhead a minimum of 20 pounds.
Will be exposed to a variety of outdoor conditions and typical jobsite environment
