Duties & Responsibilities:
- Work through and resolve commitment issues, objection letters, proforma issues and final policies for licensed states with customer and underwriters
- Analyze recordings including liens, judgments, easements, surveys, legal descriptions, and vesting documents to identify risks and verify title conditions
- Create workshare invoices on national files
- Oversee closings conducted by national underwriters including review of the clearance, escrow instructions, closing documents and the settlement statements
- Serve as primary point of contact throughout the transactions up to closing
- Ensure recordings have been submitted by underwriter and final policies have been issued by underwriters
- Independently and proactively identify possible title insurance coverage issues on national transactions and work with national underwriters and other transaction parties to negotiate solutions on such matters;
- Independently review and approve all transaction-required documentation, such as deeds, security instruments, affidavits, organizational and authority documents, releasees, etc. that are necessary to the issuance of a title policy;
- Negotiate and calculate title premiums and fees on commercial real estate transactions;
- Properly provide pricing for commitments or reports, endorsements, final policies sand guarantees using appropriate schedules
- Thorough understanding of fundamental title insurance and underwriting concepts, such as title exceptions, affirmative coverages and endorsements, surveys and survey coverage, non-imputation, co-insurance, mezzanine endorsements and similar matters;
- Comprehensive understanding of industry workshare model and regulatory limitations and ability to oversee and facilitate team compliance with related Sightline policies and procedures;
- Primary contact for all workshare partners and underwriters; facilitate and coordinate interaction and cooperation among multiple underwriter(s) and workshare partners on transactions, where applicable;
- Oversight of deal pipeline information and reporting
- Prepare invoices for national commercial transactions and licensed state transactions where applicable
Requirements
- Experience with national/workshare relationships and workflows
- 7+ years experience with commercial transactions (portfolio transactions a plus)
- Ability to independently manage complex, high-dollar and time sensitive transactions
- Proficiency with Softpro
It is expected that the base annual salary range for this Chicago, Dallas or remote-based non-exempt position will be $140,000 to 165,000. Actual salaries may vary based on factors, such as skill, experience, and qualification for the role. Employees may be eligible for a discretionary bonus, based on factors such as individual and team performance.
