Job Title: Building Engineer
Salary: $90,000 to $95,000 per year
Summary of Responsibilities:
The building engineer is responsible for maintaining the overall physical condition, safety, and functionality of the community. This role performs advanced maintenance, troubleshooting, and repair of building systems- including HVAC, plumbing, electrical, and mechanical components- while supporting preventative maintenance programs and responding to service requests. The building engineer partners with community leadership and vendors to ensure efficient operations, minimal system downtime, and compliance with safety standards, while delivering a high level of service to residents, associates, and guests.
Primary Responsibilities and Objectives:
• Perform general maintenance and repairs on building systems, including HVAC, plumbing, electrical, and mechanical systems
• Troubleshoot and support critical building systems, including pools, spas, elevators, and access control/fob systems, ensuring minimal downtime
• Conduct routine inspections and proactively resolve issues
• Execute preventative maintenance programs
• Perform plumbing diagnostics and leak investigations
• Support and maintain boiler systems and central plant equipment
• Respond to service requests promptly
• Maintain accurate records of maintenance activities
• Ensure compliance with safety standards and regulations
• Assist with vendor coordination and oversee contracted work
• Support emergency maintenance needs, including on-call responsibilities
• Maintain overall cleanliness and functionality of the community
• Perform other duties as assigned
Education and Experience:
• High school diploma is required
• Three plus years of experience in building maintenance or engineering
• EPA certification preferred
• HVAC certification required
• Three to five years of experience identifying and managing roofing-related issues, including leak detection, repair coordination, and preventative maintenance
• Strong maintenance lead experience or background in multifamily or commercial environments
• Experience with plumbing, leak investigations, and boiler systems
• Working knowledge of building envelope systems, including roofs, facades, windows, and waterproofing, with the ability to identify potential issues and coordinate timely maintenance and repairs
Skills and Requirements:
• Must maintain a valid driver's license, a clean driving record, and current auto insurance is required
• Ability to read, write, and understand English
• Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track systems
• Excellent customer service and interpersonal skills with the ability to relate to others

• Must comply with all safety requirements
• Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses if assigned
Scheduling:
• Required to maintain a regular schedule, which may require working outside business hours, weekends, and non-traditional holidays
• May be required to participate in an on-call rotation as needed
• Ability to travel as required (20%)
Environment:
• Exposure to environment typically found in an office building
