Primary Purpose

PRIMARY PURPOSE OF POSITION
Manages processes for executing transactions involving the acquisition, infrastructure leasing, sale or leasing of real property rights in accordance with strategy and planning goals and the department's annual business plan. Manages activities associated with the execution of property acquisitions infrastructure leasing, sale or leasing of real property rights. Supervises and manages the performance of Senior Real Estate Representatives and Real Estate Representatives responsible for executing property acquisition projects, infrastructure leasing, sale or leasing of real property rights. Exercises leadership in the area of safety and diversity and sustains a high level of employee commitment among staff. Position may be required to work extended hours for coverage during storms or other energy delivery emergencies.

Primary Duties

PRIMARY DUTIES AND ACCOUNTABILITIES
  • Manages the performance of Senior Real Estate Representatives and Real Estate Representatives responsible for acquiring all of the land and rights of way required for Company operations. (20%)
  • Manages work of real estate acquisition, infrastructure leasing, sale or leasing of real property rights staff to ensure proper allocation of staff resources among assignments and prioritization of work in accordance with the Company's strategic acquisition plan; provides for staff training and career development. (10%)
  • Provides transactional support as required by direct reports. (10%)
  • Manages relationships with other business units, governmental/regulatory bodies, transportation agencies and railroads in connection with the execution of real estate acquisition matters. (10%)
  • Develops, establishes and monitors budgets and financial forecasts for transactions and team projects. (5%)
  • Remains current on trends and developments in the industry to ensure that processes for executing acquisitions appeals reflect best corporate real estate practices. (5%)
  • Exercises leadership to maintain a work environment that promotes diversity, safety and a high level of employee commitment. Supports the continued development of direct reports. (5%)
  • Manages the use of external resources to execute acquisition transactions. (10%)
  • Acts as an expert witness before state regulatory authorities when required for land acquisitions. (5%)
  • Supervises and performs contract negotiations and document preparation; reviews appraisals, environmental reports, engineering plans and title and property records; supervises and performs all other conveyance and closing activities for real estate acquisitions. (5%)
  • Reports regularly on the status of acquisitions to the Manager of Real Estate & Facilities. (10%)
  • Accountable for executing transactions on time and within budget. (5%)

Job Scope

JOB SCOPE
Accountable for the successful execution of transactions involving the acquisition of all land and land rights required for Company operations or infrastructure leasing, sale or leasing of real property rights. Effective leadership skills are essential to drive performance from team of real estate professionals. Position involves broad supervisory and management responsibilities for land acquisition functions or infrastructure leasing, sale or leasing of real property rights that are critical to the success of the Company's core transmission and distribution business. Requires effectiveness in supervising and evaluating the performance of real estate professionals both within and outside of the Department. Position requires exercise of independent judgment and entails responsibility for acquisition initiatives having significant budget impact.

Minimum Qualifications

MINIMUM QUALIFICATIONS
  • Bachelor's Degree and 7-10 years of accomplished real estate experience involving real estate transactions, contract negotiation, property valuation, market analysis, commercial development and finance with Real Estate license. In lieu of a Bachelor's Degree, 9-12 years of utility-specific real estate experience.
  • Thorough understanding of real estate closing procedures and documentation.
  • Exceptional negotiation skills and strong analytical and communication skills.
  • Effective performance management skills and demonstrated success as a supervisor or manager.
  • Demonstrated success in achieving challenging business goals, assuming leadership role and delivering effective solutions to business problems in a corporate setting.
  • Proven ability to build consensus, establish trust, communicate effectively and foster culture change.
  • Demonstrated business acumen, customer awareness and ability to create value.

Preferred Qualifications

PREFERRED QUALIFICATIONS
  • IRWA membership and experience is preferred 5+ years Experience managing and obtaining Rights of Way and Land Rights
  • Bachelor's Degree and 7-10 years of accomplished real estate experience involving real estate transactions, contract negotiation, property valuation, market analysis, commercial development and finance with Real Estate license. In lieu of a Bachelor's Degree, 9-12 years of utility-specific real estate experience.
  • Thorough understanding of real estate closing procedures and documentation.
  • Exceptional negotiation skills and strong analytical and communication skills.
  • Effective performance management skills and demonstrated success as a supervisor or manager.
  • Demonstrated success in achieving challenging business goals, assuming leadership role and delivering effective solutions to business problems in a corporate setting.
