Full Job Description
The Opportunity

The marketing manager is responsible for the design and execution of the division's marketing plan. Working with the sales team, this position will be responsible for community specific marketing initiatives that will ultimately drive increased traffic, resulting in higher sales volume.

Key Responsibilities

  • Marketing Plans
    • Develop and execute quarterly and annual marketing plans for assigned divisions and communities.
    • Analyze market research, competitive activity, and local trends to identify opportunities and provide recommendations to division leadership.
    • Create and support community-specific marketing initiatives that drive brand awareness, traffic, and lead generation.
  • Marketing Promotions
    • Develop and manage the division's annual and quarterly marketing calendar, including customer events, grand openings, promotions, and community outreach initiatives.
    • Plan and execute marketing events and promotional campaigns that increase brand visibility, community traffic, and customer engagement.
    • Partner with vendors and internal stakeholders to deliver engaging event experiences while managing promotional materials, signage, and directional marketing programs.
    • Collaborate with Corporate Marketing to implement local advertising and digital marketing initiatives across web, social media, email, and other channels.
  • Performance Management and Development
    • Interview, develop, and retain marketing team members.
    • Establish performance goals, provide ongoing coaching, and monitor results to drive individual and team success.
    • Complete performance reviews and ensure all required training and development activities are completed.
    • Lead regular team meetings to align on priorities, share best practices, and recognize achievements.
  • Marketing Budget
    • Develop, manage, and optimize the division marketing budget, including events, promotions, advertising, directional marketing, and community outreach efforts.
    • Monitor expenditures and marketing performance to maximize return on investment and support division goals.
  • Metrics
    • Monitor and analyze community traffic, event performance, marketing effectiveness, and competitive activity.
    • Conduct regular visits to company and competitor communities to identify trends and market opportunities.
    • Maintain accurate marketing data and provide insights and reporting to support strategic decision-making.


What You Bring

  • Bachelor's degree in Advertising, Marketing, Communications, or Business required.
  • 3+ years of in-house corporate or agency marketing experience (national, regional, and/or local).
  • Prior experience in the real estate industry preferred, ideally within residential homebuilding.
  • Extensive knowledge of marketing strategies and their execution to achieve organizational objectives and strengthen brand presence.
  • Strong understanding of market dynamics, customer needs, and business requirements.
  • Demonstrated leadership abilities, including strategic planning and goal attainment.
  • Strong project management and organizational skills.
  • Proven ability to work creatively and collaboratively in a fast-paced environment, respond quickly to emerging issues, and drive innovative solutions.
  • Excellent verbal and written communication skills, with the ability to translate complex concepts into clear, concise messaging.
  • Strong business acumen.
  • Ability to travel locally up to 35% of the time.
  • Commitment to conducting business in a professional and ethical manner with potential buyers and external brokers to reinforce company goodwill and profitability.

Compensation Details and Benefits

KB Home offers a competitive base pay. The expected range for this position is based on experience and is noted below, paid semi-monthly.

Other rewards may include bonuses or role-specific awards.
