About the Opportunity

As Manager, STUDIO serves as a key contributor to the visioning and execution of design-driven environments across Kilroy's portfolio. This role requires a thoughtful and strategic design leader who can translate conceptual ideas into high-quality, buildable outcomes-balancing creativity with pragmatism.

Working in close partnership with internal teams and external consultants, the Manager will guide projects from early concept through final execution, ensuring alignment with design intent, financial objectives, and project timelines. This position reports to the Senior Vice President, STUDIO.

Opportunity Requirements
  • Bachelor's degree in Interior Design, Architecture, or another related field.
  • 5-8 years of relevant experience (design firm or commercial real estate owner/developer).
  • Exceptional organizational and project management skills; ability to manage multiple priorities.
  • Proven ability to guide consultants (architectural, MEP, vendors (including furniture, etc.) to meet design, budget, and schedule goals.
  • Excellent presentation, communication and interpersonal skills with the ability to interact effectively and professionally with all personality types.
  • Extensive knowledge of furniture, millwork, decorative light fixtures, interior finishes and all things décor.
  • Strong command of construction documents, detailing, constructability and working with contractors.
  • Design-focused with strong visual and material sensibility.
  • Highly proactive, solutions-oriented mindset with the ability to manage multiple priorities.
  • Ability to review and oversee consultant review of submittals, RFIs, and shop drawings.
  • Support site visits and support construction problem-solving.
  • Ensure execution aligns with drawings, details, and design vision.
  • Proficient in Bluebeam, AutoCAD, Sketchup (Or other 3D program), Revit, Adobe Creative Suites - Photoshop, Illustrator & InDesign, Microsoft Word & Excel.
  • Experience with project management tools (Asana preferred; Miro a plus).
  • Familiarity with AI tools in design/visualization is a plus.

Summary of Responsibilities Managers are expected to develop deep expertise in their assigned projects, partnering collaboratively with internal and external stakeholders to guide the advancement of innovative design solutions. Responsibilities include, but are not limited to:
  • Lead the development and execution of design projects from concept through completion, ensuring design integrity, budget alignment, and schedule adherence.
  • Collaborate closely with STUDIO, Construction Management, Leasing, and Asset Management to define and achieve project objectives.
  • Recommendations of actionable, implementable, pragmatic, budget conscious and creative solutions within workstreams.
  • Develop compelling presentation materials to support design, budget and schedule alignment, decision-making, and procurement.
  • Understanding of larger goals and objectives pertaining to projects.
  • Cultivate strong, trust-based relationships with internal and external partners through clarity, responsiveness, and accountability.
  • Management of project process to clearly track the design consultant teams, schedules, and budgets.
  • Track milestones and deliverables, proactively identifying and resolving risks.
  • Review submittals, RFIs, and shop drawings; support construction administration and site coordination.
  • Ensure final execution reflects the intended design vision and quality standards.
  • Contribute to the evolution of design standards, guidelines, and best practices across the STUDIO / KRC platform.
  • Other duties as assigned

At Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $140,000 and $166,250 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. This role is eligible for an annual discretionary bonus as well.
