JOB DESCRIPTION
What You'll Do
You will oversee the optimization and management of the company’s owned and leased real estate portfolio by establishing best practices and collaborating with various internal departments. The role includes coordinating lease obligations, analyzing market data to refine leasing strategies, and supporting real estate acquisitions and revenue growth initiatives. Travel up to 25% is required for meetings, onsite visits, and site tours.
Essential Functions
- Prepare, coordinate, distribute, and synthesize information for property acquisitions, dispositions, lease opportunities, and financing opportunities.
- Manage new and renewal lease negotiations including structure, underwriting, and pricing.
- Lead and advise internal parties on lease concepts and ensure uniform adherence to lease contracts from both landlord and tenant perspectives.
- Respond to tenant needs and coordinate with administrative and technical staff to resolve issues promptly.
- Catalog available properties in key markets and conduct financial modeling of real estate values versus operational concerns.
- Support business development and operations with real estate market pricing analysis and maintain the real estate database with property-specific metrics.
- Manage the collection and cataloging of real estate records and documentation, including deeds, surveys, environmental reports, and appraisals.
- Other essential duties may be applicable and assigned as necessary.
What Experience and Education You Need
- Minimum 5 years of experience required in real estate asset management or analytics within commercial real estate or logistics operations.
- Bachelor's degree in real estate, finance, or business required.
- Experience in strategic facility planning, construction, and all aspects of real property transactions.
- Documented success in negotiating commercial real estate contracts including contract terms, pricing, and resolution of service issues.
- Proficiency in financial analysis using tools and measures such as IRR, ROI, CAP Rates, ROC, ROIC, and NPV with advanced Excel modeling and competency in MS Office applications.

- Requires several hours per day of sitting, getting up and down from chairs, reaching, and/or bending.
