JOB SUMMARYThe Manager of HVAC Service Operations owns the P&L for Blue Mountain Construction Services' HVAC service department, a business targeted to generate approximately $10M in annual revenue across three lines: maintenance agreements, service and repair work, and equipment replacement. This role is responsible for the full-service delivery model - from planned maintenance contracts to emergency repairs to system replacements - serving apartment communities and senior living properties across the service territory.
The Manager leads technicians, dispatchers, and service coordinators, and is accountable for revenue growth, gross margin, customer retention, and service quality across the department.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Own the department's P&L: revenue growth, gross margin, labor efficiency, and expense management across maintenance, service, and replacement lines
- Grow and retain the maintenance agreement (PSA) base, including renewal rates and expanding coverage across the apartment and senior living portfolio
- Oversee day-to-day service and dispatch operations, including response times, first-time fix rates, and technician scheduling and routing
- Conduct customer site visits for new opportunities to evaluate project requirements and identify replacement opportunities
- Prepare estimates, proposals, and quotations for HVAC service, repair, and replacement projects
- Partner with warehouse and procurement on parts availability and inventory planning
- Direct the replacement/change-out business: quoting, sales support, and coordination with warehouse and procurement on equipment availability
- Hire, train, and manage technicians, dispatchers, and service coordinators; set performance standards and conduct regular reviews
- Serve as the primary relationship owner with property managers, regional managers, and ownership groups across serviced communities
- Ensure compliance with safety standards, licensing requirements, and manufacturer warranty procedures
- Track and report department KPIs (revenue, margin, agreement retention, callback rate, customer satisfaction) to BME leadership
- Support BMCS's broader HVAC growth strategy, including expansion into new service territories
QUALIFICATIONS- 5+ years of experience in HVAC service operations, including at least 3 years in a P&L-owning management role
- Proven track record managing a service department with combined maintenance agreement, repair, and replacement revenue
- Strong working knowledge of HVAC systems, codes, safety and EPA requirements
- Demonstrated ability to lead and develop a team of technicians and support staff
- Experience with budgeting, pricing, and financial reporting
- Valid driver's license and ability to travel across the service territory
- High school diploma or equivalent required; degree in business, engineering, or a related field preferred
Preferred:- Experience serving multifamily, senior living, or other commercial/property-management accounts
- Experience building or scaling a maintenance agreement (PSA) program
- Existing relationships with property management companies or senior living operators
- Familiarity with field service management/CRM software (e.g., ServiceTitan or similar)
- Experience operating in both Northern and Southern California markets

REPORTING RELATIONSHIPS, WORK ENVIRONMENT & PHYSICAL REQUIREMENTSReports to HVAC divisional leadership. Based out of BMCS's Northern California HVAC operations, with regular travel to serviced properties throughout the territory. The role combines office and administrative work with time in the field alongside technicians and at customer sites; some evening or on-call availability may be required to support emergency service needs.

The base pay range for this position is: $95,000 - $120,000.
