About the Role:

As the Manager of Facilities, you will lead the management, operation and maintenance of TQL's owned and leased commercial office facilities in the Cincinnati area. You will oversee a team of Facilities Technicians and ensure TQL's workplaces are safe, reliable, efficient and well maintained for more than 2,500 employees.

This role is responsible for day-to-day facility operations, preventive maintenance, capital projects, vendor performance, budgeting and compliance. You will bring a hands-on leadership approach and strong technical knowledge of commercial building systems to identify issues, improve operational performance and support TQL's continued growth.

What You'll Be Doing
  • Lead, manage and develop a team of Facilities Technicians through coaching, training, performance management and development.
  • Oversee the daily operation, maintenance and repair of commercial building systems, including HVAC, refrigeration, plumbing, electrical, lighting, kitchen equipment and infrastructure, and critical power systems.
  • Develop and maintain preventive maintenance programs, standard operating procedures and inspection schedules to improve reliability and minimize operational disruptions.
  • Manage capital improvement, maintenance and facility projects from planning and budgeting through execution, final inspection and completion.
  • Manage facility operating and capital budgets, evaluating expenditures, lifecycle costs and return on investment.
  • Select, negotiate with and manage contractors, vendors and service providers to ensure quality work, competitive pricing and reliable service.
  • Monitor and optimize building system performance, including HVAC, airflow, humidity, lighting and energy consumption.
  • Ensure facilities comply with applicable federal, state and local regulations, building codes, safety requirements and risk management practices.
  • Oversee maintenance and operations for mission-critical systems, including critical power and data center infrastructure.
  • Proactively identify and resolve facility and building system issues while minimizing disruption to employees and business operations.
  • Partner with internal stakeholders to understand workplace needs and ensure facility services support employee experience and organizational growth.
  • Prioritize and manage multiple projects, maintenance needs and operational demands in a fast-paced environment.

  • 10+ years of progressive experience in facilities management, building operations or commercial property operations.
  • 5+ years of experience leading and developing facilities, maintenance or operations teams.
  • Extensive knowledge of commercial building systems, including HVAC, electrical, plumbing, refrigeration and critical power infrastructure.
  • Experience managing mission-critical facilities or systems, including data center infrastructure, preferred.
  • Demonstrated experience developing preventive maintenance programs and standard operating procedures.
  • Strong experience managing capital projects and complex facility initiatives from planning through completion.
  • Proven experience managing operating and capital budgets, vendor relationships, contract negotiations and facility-related expenditures.
  • Strong knowledge of energy management, system optimization, regulatory compliance, safety and risk management practices.
  • Ability to troubleshoot complex facility and building system issues and make sound decisions in a fast-paced environment.
  • Strong leadership, communication and interpersonal skills with the ability to effectively manage employees, contractors and cross-functional stakeholders.
  • Ability to travel up to 10-15% as needed.
