Job Description

We are seeking a hands-on Facilities Manager to lead maintenance, facilities, and tool room support for our high-volume manufacturing operation in Sanford, NC. This role is responsible for keeping equipment, utilities, tooling, and building systems safe, reliable, compliant, and production-ready.

The ideal candidate is a strong technical leader who can solve urgent shop-floor issues while also building better maintenance systems, improving equipment reliability, developing people, managing contractors and capital work, and planning for the long-term health of the facility.

Key Responsibilities

Maintenance, Reliability & Tool Room Leadership
  • Lead maintenance and tool room activities supporting installation, repair, troubleshooting, and planned maintenance of production equipment, tooling, and facility systems.
  • Improve equipment reliability by reducing unplanned downtime, eliminating recurring failures, and driving structured root cause analysis and corrective actions.
  • Strengthen preventive and condition-based maintenance practices using CMMS data, equipment history, and reliability indicators.
  • Oversee tool room workflow supporting molding and machining tooling repair, modification, fabrication, and improvement work.
  • Maintain readiness of tool room equipment, including CNC equipment, lathes, mills, grinders, and EDM equipment; develop repair, replacement, and upgrade plans as needed.
  • Coordinate priorities with operations, engineering, quality, and production leadership to ensure work is completed safely, effectively, and with minimal disruption.

Facilities, Utilities & Infrastructure
  • Own the maintenance and improvement of facility systems including HVAC, building envelope, grounds, power distribution, lighting, compressed air, water, and other plant infrastructure.
  • Serve as a key site contact for public utilities, service providers, contractors, and specialized repair vendors.
  • Drive utility cost reduction and energy efficiency through sound operating practices, consumption trend review, and improvement projects.
  • Ensure facility systems support a safe, compliant, and stable production environment.

Capital Projects, Contractors & Asset Planning
  • Manage capital projects from scope definition through installation, commissioning, and turnover to maintenance.
  • Develop long-term plans for asset replacement, obsolescence risk, and maintenance investment based on business need, reliability risk, and lifecycle condition.
  • Manage contractor and vendor relationships, including janitorial, grounds, construction, specialized maintenance, and repair services.
  • Ensure contractors follow site safety requirements, permitting expectations, insurance requirements, and scope controls.
  • Confirm that physical installations and modifications meet safety, regulatory, and internal standards.

Safety, People Leadership & Continuous Improvement
  • Build and maintain a strong safety culture across facilities, maintenance, and tool room areas.
  • Ensure safe working conditions, strong housekeeping, and compliance with applicable safety procedures, including LOTO, arc flash, and safety planning for non-standard work.
  • Coach, develop, and engage associates to build technical skill, ownership, and accountability.
  • Lead continuous improvement efforts that reduce waste, improve response time, increase equipment availability, and improve shop-floor execution.
  • Promote accurate work order documentation, failure coding, parts usage, and maintenance history to support better decisions.
  • Use available digital tools, data, and emerging technologies where practical to improve training, documentation, troubleshooting, and reliability.

Qualifications
  • Bachelor's degree preferred; equivalent technical and leadership experience will be considered.
  • Minimum of 10 years of experience in maintenance, facilities, tool room, engineering, or technical operations.
  • At least 3 years of experience leading a technical support, maintenance, facilities, or tool room team.
  • Experience in a high-volume manufacturing environment strongly preferred.
  • Strong technical troubleshooting capability across mechanical, electrical, hydraulic, pneumatic, and automated systems.
  • Ability to read and interpret mechanical and electrical drawings.
  • Working knowledge of PLC-controlled automated equipment.
  • Experience with CMMS or maintenance management systems; SAP experience preferred.
  • Strong project management skills, including contractor coordination, scope development, scheduling, and cost control.
  • Ability to lead skilled trades, technical associates, contractors, and cross-functional partners in a fast-paced production environment.
  • Strong written and verbal communication skills.
  • Willingness to adopt practical digital tools, data-driven maintenance practices, and emerging technologies that improve reliability, documentation, training, or team effectiveness.

Preferred Experience
  • Tool room, machining, molding, robotics, or high-volume automated manufacturing experience.
  • Experience developing preventive, predictive, or condition-based maintenance programs.
  • Experience with utility management, energy reduction, or facility infrastructure improvement.
  • Experience using maintenance data, equipment history, or reliability metrics to improve uptime.
  • Experience leading Kaizen, root cause analysis, or other structured continuous improvement efforts.

Fortune Brands believes in fair and equitable pay. A reasonable estimate of the base salary range for this role is Hiring Pay Range: $80,000 USD - $126,500 USD. Please note that actual salaries may vary within the range, or be above or below the range, based on factors including, but not limited to, education, training, experience, professional achievement, business need, and location. In addition to base salary, employees will participate in either an annual bonus plan based on company and individual performance, or a role-based sales incentive plan.
