Job Summary:The Building Maintenance Manager reports to the Director of Base Area Operations and leads the Building Maintenance Team. This position is responsible for the maintenance, repair,preventative maintenance, and capital improvement of resort buildings, facilities, and infrastructure in the Base Area at Stevens Pass. Responsibilities include departmental
leadership, financial accountability, contractor and vendor management, capital project planning and execution, regulatory compliance, and the day-to-day operation of the
department. The Building Maintenance Manager partners with resort leadership to ensure facilities are safe, reliable, and operationally ready to support both employees and guests year round.

Job Responsibilities: - Lead, develop, coach, and manage Building Maintenance employees through hiring, training, performance management, succession planning, documentation, and
accountability processes. - Coordinate scheduling for all employees to keep availability of staff seven days per week, when needed.
- Drive the Building Maintenance team culture to create optimum engagement of employees-providing the experience of a lifetime for our staff and ensuring that they provide it for our guests.
Build strong, positive relationships with key stakeholders outside the sphere of direct reports, both at the resort and with partners outside of the resort. - Ensure compliance with Company policies, International Building Code, Fire/life-safety systems, environmental compliance, and safety programs.
- Manage the day-to-day operation and activities of the department.
- Implement and continuously improve preventative maintenance programs for resort facilities and systems.
- Responsible for adhering to capital and operating budgets, reporting on department financial performance monthly, quarterly, and annually.
- Manage all aspects of Building Maintenance capital improvement projects, including partnering with contractors and internal stakeholders, and ensuring projects are completed safely, on time, and within budget.
- Provide leadership and coordination during facility-related emergencies, outages,and operational disruptions.
- Ensure buildings, facilities, and infrastructure are operationally ready for winter and summer operations through seasonal maintenance and preparations.
- Manage contractor and vendor relationships including bid solicitation, scope review, contract oversight, and performance management.
- Prioritize and adapt in a constantly changing business and environmental setting.
- Work with the resort management team to ensure all corrective items, projects, and preventative maintenance items are completed in a timely manner.
- Responsible for maintaining, repairing and improving all base area and on-mountain buildings and facilities
- Partner with the Housing Team to support maintenance planning, repair coordination, and facility improvement efforts for employee housing properties.
- Responsible for day-to-day operations, prioritization, and scheduling of work orders. Provide maintenance reports and updates to other departments as needed.
- Responsible for ordering parts and items necessary for repair of buildings and units.

Job Requirements:- High school education or equivalent.
- Minimum 6 years of experience in construction/building maintenance.
- Minimum 4 years of supervisory experience with strong management skills.
- Valid state Driver's License.
- Ability to Read, Write, and Speak English. Spanish Preferred.
- Strong knowledge of technology and computer applications such as Microsoft officeapplications, EAM software, project management software.
- Strong communication skills including verbal & written.
- Experience managing multiple simultaneous projects and competing priorities.
- Experience developing and managing maintenance budgets.
- Strong knowledge of HVAC/Electrical/Plumbing/septic/waste and potable water systems.
- Strong knowledge of construction and building maintenance operations regarding scheduling and tracking of work.
- Able to work in all environments (indoor/outdoor) and weather conditions.
- Ability to respond to emergencies outside normal business hours.
- Ability to travel throughout mountain and base area facilities.
- Ability to lift and carry 50 pounds.
Preferred:
- College degree in engineering or construction related field.
- Strong organizational experience in relation to sub-contractor scheduling and internal work scheduling.
- Experience using an Enterprise Asset Management system (EAM) to plan and document Supervisory experience in a resort, hospitality, commercial facilities, or multi-site maintenance environment.
- Experience overseeing capital construction or facility improvement projects.
- Experience managing contractors and outside service providers.
- Relevant professional licenses or certifications (electrical, plumbing, HVAC, construction management, facilities management, etc.).
The expected pay range is $80,168.40 - $84,757.00+annal bonus. This is the pay range we reasonably expect to pay for this position. Individual compensation decisions are based on a variety of factors.
