About the Role

CLV is seeking an Asset Manager to oversee a national portfolio of multi-residential properties. This role is responsible for driving asset-level performance, executing business plans, and supporting capital allocation decisions across a portfolio of approximately 12,000 - 13,000 units.

This is an opportunity for a high-performing real estate professional with 5-7 years of experience to take on direct asset-level accountability within an institutional investment platform. The success candidate will play a key role in maximizing portfolio value through disciplined analysis, strategic execution, and close collaboration with operations and leadership teams.

Key Responsibilities

Asset Performance & Financial Management
  • Monitor and drive asset performance against budget and underwriting targets.
  • Partner with Finance on annual budgeting and ongoing reforecasting process.
  • Perform detailed variance analysis across revenue, expenses, and NOI.
  • Identify performance gaps and implement corrective strategies.

Strategy Execution
  • Execute asset-level business plans to drive NOI growth and long-term value.
  • Support repositioning, renovation, and value-add initiatives.
  • Translate portfolio strategy into actionable plans with clear targets and timelines.

Revenue & Leasing Oversight
  • Oversee rent positioning, incentive strategies, and revenue performance.
  • Analyze market trends and competitive positioning.
  • Partner with operations and pricing teams to optimize leasing outcomes.

Capital Planning & CapEx
  • Underwrite and prioritize capital projects based on return thresholds.
  • Track performance and ROI of capital investments.
  • Ensure capital is deployed efficiently and aligned with portfolio objectives.

Portfolio Analysis & Reporting
  • Support valuation, refinancing, and hold/sell analysis.
  • Contribute to monthly, quarterly, and annual reporting for internal and external stakeholders.
  • Deliver clear, data-driven insights to support decision-making.

Risk Management
  • Monitor operational market, and financial risks across the portfolio.
  • Identify emerging issues and develop mitigation strategies.

Cross-Functional Collaboration
  • Partner closely with operations, construction, pricing, legal, and finance teams.
  • Provide strategic direction while supporting effective execution at the asset level.

Qualifications (Must Haves)
  • 5-7 years of experience in real estate asset management, investments, or related field.
  • Experience with multi-residential or income-producing real estate preferred.
  • Strong financial modelling and analytical skills.
  • Experience with budgeting, forecasting, and performance analysis.
  • Ability to synthesize data into actional insights.
  • Strong communication and stakeholder management skills.

Preferred Qualifications (Nice to Haves)
  • CPA, CFA, or progress toward a professional designation.
  • Experience with value-add or renovation programs.
  • Exposure to institutional reporting or joint venture structures.

The approximate salary range for this role is $100,000 - $110,000 per year. Final compensation will be determined based on a variety of factors including skills, experience, educational attainment, professional designations, internal equity, and other job-related requirements.
