Overview
As a Maintenance Manager, you are responsible for leading the maintenance operations of the community while ensuring excellent service delivery, operational consistency, and adherence to company standards in a fast-paced, challenging, and rewarding environment.

Requirements
Key Responsibilities
Operations & Property Maintenance
• Maintain property standards for cleanliness, appearance, safety, and functionality
• Oversee work order management systems, preventative maintenance programs, inspections, and apartment make-ready processes
• Ensure service requests are addressed in a timely, efficient, professional, and customer-focused manner
• Lead and oversee apartment turnover activities, including cleaning, painting, and repairs
• Assign, coordinate, and monitor maintenance tasks while providing hands-on support as needed
• Support oversight of sewer treatment plants and swimming pools (if applicable)
• Perform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periods
Team Leadership & Development
• Coach and manage maintenance team performance, including development, accountability, and evaluations
• Train and mentor maintenance technicians on technical and administrative skill sets
• Develop and manage associate schedules and payroll administration
• Lead or coordinates emergency response protocols and after-hours on-call coverage
• Partner with the Sales and Service Team to support effective day-to-day operations
Vendor, Inventory & Financial Management
• Manage vendor scheduling, materials coordination, project execution and accountability
• Manage inventory levels, vendor purchasing, and parts procurement processes to ensure cost efficiency and minimal downtime
• Oversee procurement, purchase orders and invoice processing, and budget oversight
Compliance, Safety & Standards
• Ensure compliance with company standards, policies, and procedures
• Maintain compliance with all Fair Housing standards
• Participate in snow removal and other seasonal maintenance activities as directed

Technical Knowledge
Advanced expertise in troubleshooting, repairing, and oversight of:
• Various HVAC systems
• Plumbing systems including boilers and water heaters
• Electrical systems
• Appliances
• Building envelope and structural design
• Pool management (where applicable)
• Wastewater treatment systems (where applicable)
Development & Training
• Monthly safety training as part of Heatherwood's Safety Culture
• Ongoing leadership, management, and advanced technical development
• Training and support for EPA Universal, CPR, CPO, Standpipe certifications (S95, S12, S13) where applicable

Salary Description
$80,000/yr to $100,000/yr
