Maintenance Manager - JLL

What this job involves - The Maintenance Manager role is responsible for the operational management and effective daily leadership of the maintenance team, while supporting senior facilities leadership in delivering quality facility management services. The position requires safely, efficiently, and cost-effectively operating machinery and systems while coordinating client requirements and service delivery to ensure satisfaction and achieve the goal of 100% uptime.

What Your Day-to-Day Will Look Like:
  • Support the Sr. Facilities Manager and/or Account Lead in implementing short and long-term goals & projects for the client
  • Ensure client satisfaction by providing seamless interface between client real estate organization and facilities through leadership, responsiveness and creativity
  • Follow the annual performance plan; accomplish Key Performance Indicators as agreed with client in the Objectives of the Performance Agreement
  • Share innovations and best practices with the assigned owner of best practices for JLL Facilities Management
  • Assist with development and implementation of annual management plan for buildings within the area n/a
  • Monitor operation and maintain refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment
  • Perform and oversee preventive maintenance tasks; determine frequency of repair and/or P.M. for HVAC systems
  • Manage work assignments for building technicians, vendors, and contractors
  • Oversee overall service delivery of contracted services, ensuring all Client and JLL policies regarding delivery of service, safety and compliance are followed
  • Manage fire systems, boilers, city water, backflow devices, laboratory fume hood systems, ensuring compliance
  • Onboarding/offboarding/orientation, Environmental monitoring, Laboratory resources (lab space management, audits, surplus equipment, compressed gases), Warehouse management and meeting rooms
  • Support client document management practices (building drawings, equipment M&O manuals, SOPs, change control, security procedures, EH&S procedures)
  • Maintain all infrastructure and compliance documentation including up-to-date building drawings and single-lines
  • Ensure compliance with all regulatory laws and guidelines as they relate to building operations
  • Alert management of building discrepancies
  • Ensure CFWA (Critical Facility Work Authorization) process is well-understood among building staff, engineers, tenants and contractors
  • Provide support during FM Global, Safety, Environmental, and Fire Marshal audits
  • Ensure availability of adequate inventory of tools and other supplies to operate the building
  • Prepare and submit purchase order requests
  • Develop sources for stock materials and perform periodic checks of inventory levels and equipment conditions
  • Recommend and estimate facilities repairs and improvements for inclusion in the annual budget
  • Identify safety hazards within the building and incorporate remediation to ensure staff and occupants work in a safe environment
  • Implement, administer, and manage safety training program
  • Provide training and support aimed at expanding capabilities of operations staff
  • Support project management activities of the client (assist with project management, construction, renovation, system implementation, landscaping, site security systems)
  • Supervise and manage engineers and maintenance staff including hiring, training and personal development
  • Manage both technical and administrative staff in matrix environment
  • Ensure highest level of professionalism and commitment to achieving 100% uptime throughout maintenance team
  • Must be willing and able to support any after-hours building related activity as required


Required Qualifications
  • 2+ years experience in a maintenance role either in commercial environment, third party service provider, IFM or as consultant
  • Expert knowledge of boilers, chillers, HVAC systems (currently or formerly worked in a full-time maintenance role servicing this equipment)
  • Strong leadership & management skills with experience leading a matrix technical and administrative staff
  • Proficient in MS programs such as Excel, PowerPoint, Outlook, and CMMS systems
  • Exposure to GMP/GxP environments in life sciences, food/beverage, cosmetics or related industry


Preferred Qualifications
  • Certified Facility Manager (CFM), Facility Management Professional (FMP), or similar professional certification
  • Experience with ISO, GMP, or other quality management systems relevant to pharmaceutical or biotechnology operations
  • Created or managed a site budget
  • Black Seal Boiler License or the ability to obtain one


Location: Based in Princeton, NJ (travel between Rocky Hill, NJ and Ewing Township, NJ)

Estimated compensation for this position:

110,000.00 - 115,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
