Position Summary
As the Maintenance Manager at Aspen Vacations, you'll be responsible for the overall maintenance, functionality, and physical condition of our portfolio of luxury vacation rental properties. This is the company's senior maintenance leadership role, overseeing the in-house maintenance team while also remaining hands-on in the field.
You will lead a team of three technicians, two full-time and one part-time, set daily priorities, coordinate vendors, and regularly perform maintenance work in the field. No two days are the same. You'll work across a portfolio of distinct, high-end properties, each with its own systems, finishes, and character. The work ranges from quick guest-impacting fixes to preventative maintenance and property improvement projects, requiring the ability to assess issues, recommend improvements when needed, and determine whether work should be handled in-house or by specialty trades.
Maintenance is central to how Aspen Vacations operates. The condition of each property directly shapes the guest experience and homeowner trust, and your team works closely with housekeeping, guest services, and interior design. You'll report directly to the owner and be responsible for ensuring each property is well cared for, fully functional, and maintained to the standards expected of a luxury rental portfolio.
Key Responsibilities
• Hire, lead, train, and mentor the maintenance team, setting daily priorities, assigning work orders, and ensuring work is completed efficiently and to high standards.
• Conduct property inspections to proactively identify maintenance issues, diagnose root causes, determine whether work should be completed in-house or by specialized or licensed vendors, and recommend improvements, repairs, or replacements to keep properties in excellent condition.
• Supervise and evaluate completed work, providing feedback and corrective guidance to ensure quality standards are met.
• Perform hands-on maintenance and repair work across the property portfolio, taking the lead on urgent, guest-impacting, or complex issues.
• Ensure routine preventative maintenance is scheduled and completed across all properties to minimize emergency repairs and protect the condition of each home.
• Oversee maintenance-related projects, including repairs, upgrades, property improvements, and installations.
• Evaluate, obtain bids from, select, and build strong relationships with specialty trades and vendors; oversee their work to ensure it is completed on time and to quality standards; and review vendor billing for accuracy.
• Respond quickly to urgent maintenance issues affecting guest or homeowner stays, communicating proactively on repair status, expected timelines, completed work, and next steps, and building trust with homeowners through clear, timely communication.
• Track maintenance labor hours, costs, inventory, vendor information, project notes, and property-specific repair history to support accurate billing, payroll, and operational records.
• Source, order, and track parts, materials, tools, appliances, equipment, and supplies needed to support maintenance operations, team productivity, and long-term property care.
• Ensure team compliance with maintenance SOPs while refining, expanding, and improving procedures to support consistent, efficient, quality work.
• Work closely with internal teams to ensure reported issues are quickly addressed, properties are guest-ready, and maintenance work is coordinated smoothly across departments.
• Assist with onboarding new properties entering the rental portfolio by assessing condition, identifying maintenance needs, recommending improvements, and ensuring each home is ready for guest use.
Requirements
• Minimum 5 years of hands-on residential, hospitality, facilities, or property maintenance experience.
• At least 2 years in a leadership or supervisory role, with experience hiring, training, and managing maintenance staff or service teams.
• Strong working knowledge of residential home systems, including plumbing, electrical, and general carpentry.
• Familiarity with mountain-home systems such as boilers, snowmelt, humidification, gas fireplaces, and hot tubs preferred.
• Proven ability to diagnose maintenance issues accurately and perform a wide range of repairs independently.
• Experience selecting, overseeing, and holding specialty trades and vendors accountable for quality, timelines, and cost.
• Experience maintaining high-end residential properties, luxury homes, hotels, or similar environments preferred.
• Impeccable attention to detail and a strong commitment to quality control and property condition.
• Proficient in Microsoft Office Suite, including Outlook and Excel, and comfortable adapting to new technology, including software for property maintenance, work orders, and time tracking.
• Thrives in a dynamic, fast-paced environment, with the ability to prioritize urgent needs, problem-solve quickly, and switch gears without hesitation or frustration.
• Excellent communication skills with homeowners, guests, vendors, and internal teams, including clear written updates.
• High level of accountability, professionalism, and pride in workmanship, with the ability to hold team members and vendors to the same standard.
• Bilingual English/Spanish strongly preferred.
• This is an active, hands-on role: standing, bending, climbing stairs and ladders, lifting up to 50 pounds, and moving between properties throughout the day, indoors and outdoors in all seasons.
• Valid driver's license, reliable vehicle, and basic hand tools required. Travel between properties is local, within roughly 10 miles.

Schedule
Full-time, typically Monday through Friday, with availability for occasional after-hours or weekends. During peak holiday periods, increased availability is expected.
