Full Job Description

Position Overview:

The Loan Manager is responsible for providing quality customer service by obtaining the documentation necessary for loan underwriting, ordering third-party documentation, and communicating directly with customers and/or Loan Officers throughout the loan process.

This role provides proper disclosures when required by applicable local, state, and federal regulations. The Loan Manager takes primary day-to-day ownership of assigned loans from contract through closing, including proactive communication with borrowers and referral partners, management of loan milestones and deadlines, and early identification and escalation of issues that could impact the closing.

Job Responsibilities:

  • Perform a thorough review and analysis of the borrower’s credit, employment, income, and assets as required by the applicable loan program prior to submitting the loan to underwriting.
  • Assemble a complete loan package in the appropriate order for underwriting.
  • Verify that required documentation is complete and accurate and that applicable processing checklists are completed.
  • Prepare the loan approval summary, Forms 1008 and 1003, and confirm the accuracy of information contained within the loan documents.
  • Communicate directly with the Loan Originator, customer, and Underwriter to obtain initial and missing documentation required to qualify and approve the loan.
  • Review loans for compliance with applicable mortgage-related regulations and prepare required disclosures.
  • Communicate with applicable third-party companies to obtain documentation including property surveys, flood certifications, title commitments, payoff information, and other required items.
  • Verify that vendor orders are complete, applicable invoices have been received, and required documentation is maintained in the loan file.
  • Manage the assigned pipeline and complete required activities and reporting within established turn-around times.
  • Assist with loan set-up as needed.
  • Document material communication related to the loan application in the applicable loan origination system.
  • Assist closing, secondary marketing, loan servicing, and other applicable departments with obtaining documentation and clearing outstanding items as needed.
  • Manage assigned loans from contract through closing, taking primary day-to-day ownership of loan status, outstanding items, deadlines, and next steps.
  • Proactively communicate loan status, milestones, outstanding items, and potential concerns with borrowers, Loan Originators, and referral partners throughout the transaction.
  • Proactively identify and address potential documentation, underwriting, timing, or closing issues and escalate significant concerns early enough to allow for resolution.
  • Monitor contractual closing dates and applicable loan milestones and work with borrowers, Loan Originators, underwriting, closing, and other applicable parties to help facilitate an accurate and timely closing.
  • Be available to work varying hours and overtime, when necessary, based on business needs.
  • Perform additional duties as required.

Qualificationsand Skills:

  • High School Diploma or equivalent.
  • 5+ years of residential mortgage processing experience.
  • Encompass experience.
  • Experience with RESPA regulations and knowledge of mortgage and consumer lending regulations and loan documentation, preferred.
  • Knowledge of DU, LP, Microsoft Office, and Windows.
  • Excellent math and analytical skills.
  • Excellent communication skills.
  • Excellent prioritization and time management skills that support timely completion of work and deadlines.
  • Excellent organizational skills and attention to detail.
  • Skilled at working effectively both independently and collaboratively within a team environment.
