LECANTO, FL.

The Land Development Manager supports the organization's mission to provide superior quality, lasting value, and outstanding customer service through the day-to-day workflow processes that affect Holiday Builders. The Land Development Manager will lead all areas of land development projects from due diligence to final acceptance. They will be a liaison between all Holiday Builders' departments to communicate land development status.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Reviews and approves development project scheduling, budgeting, cash flows and other reporting.
  2. Initiates, manage and execute land development and planning approval schedules.
  3. Oversees project visioning process, pursues alternative design standards, and process subdivision, utility, and development agreements.
  4. Manages team of consultants for the timely completion of development deliverables.
  5. Maintains appropriate records of approvals, engineering plans, permits etc. for each project.
  6. Reviews and analyzes contract documents prior to award and negotiates prices and terms of contract.
  7. Manages letter of credits, bonds, and certificate of occupancy.
  8. Produces budgets based on engineers estimates and local knowledge.
  9. Provides support to VP of Land in all areas of the acquisition, entitlement, and land development phases.
  10. Achieves timely planning and engineering approvals for civil, landscaping, utilities, etc. to ensure that all approvals are obtained in a timely manner and according to the project schedule.
  11. Reviews Community engineering and landscape designs to meet schedules and achieve most timely/cost effective construction.
  12. Obtains development construction and environmental permits for all development projects.
  13. Orders, reviews, and support to all departments as related to all aspects of house plot plans and lot fit studies.
  14. Produces and manages land development budgets.


QUALIFICATIONS

Education/Experience

Minimum Bachelor's degree in Engineering, Construction Management, Business or equivalent

Minimum of 5 years directly related experience.

Fundamental knowledge of civil, geotechnical engineering and surveying Land development/homebuilding construction experience

Skills/Abilities Proficiency in Microsoft Office, to include spreadsheet, database, and project scheduling programs.

Requires ability to:
  • Work in a fast-paced environment
  • Handle sensitive and confidential information.
  • Gather and summarize data for reports, find solutions to various administrative problems, prioritize work, and meet deadlines.
  • Interact and communicate with individuals at all levels of the organization requiring excellent verbal and written communication skills.
  • Maintain attention to detail and follow through.
  • Make decisions and resolve problems efficiently and effectively.
  • Be fully cognizant of real estate contracts, land development and property management.


Physical Demands
  • Position requires auto and air travel 50% of time on behalf of the company.
  • Able to lift, push or move 10 to 25 pounds without assistance.
