MELBOURNE, FL.

The Land Acquisition Manager supports the organization's mission to provide superior quality, lasting value, and outstanding customer service through the day-to-day workflow processes that affect Holiday Builders. The Land Acquisition Manager assists in identifying new land acquisition opportunities that align with business plan goals. conducts research, provides analysis, and manages land data.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Determines and maintains an understanding of current land values within the Company's specific sub-markets.
  2. Locates scattered lots suitable for acquisition by conducting the necessary market research and due diligence.
  3. Maintains and sustains appropriate inventory level/pipeline of buildable lots.
  4. Institute's strategies for expanding and developing relationships with Realtors, Land Investors and Lot Sellers.
  5. Reviews lot contracts and enters needed seller and lot information for lots to be purchased.
  6. Manages Land Acquisitions in the development and analysis of land project proformas.
  7. Analyzes potential land acquisitions and due diligence inspection materials.
  8. Prepares appropriate market analysis to enter contract negotiations for land purchases.
  9. Oversees community planning approvals of Re-zonings, General Plan Amendments, Preliminary Plats, Final Plats, Landscape Plans, Utility Plans, etc.
  10. Ensures Sales, Marketing, Purchasing, Construction has all the information required for scheduling, sales and construction operations and functions.
  11. Processes subdivision, utility, and pre-servicing agreements and obtain all required permits.
  12. Coordinates the development of and management of all homeowners' association and CDD documents.
  13. Produces financial evaluations of all plan alternatives for Florida Region
  14. Assists in reviewing Community engineering and landscape designs to meet schedules and achieve most timely/cost effective construction techniques and designs.
  15. Provides support to Vice President of Land in all areas of the acquisition, entitlement, and land development phases.


QUALIFICATIONS

Education/experience

Bachelor's degree in business administration, civil engineering, real estate, or equivalent

Minimum 3 years directly related experience in land acquisition.

Skills/Abilities
  • Work in a fast-paced environment
  • Handle sensitive and confidential information.
  • Gather and summarize data for reports, find solutions to various administrative problems, prioritize work, and meet deadlines.
  • Proficiency in Microsoft Office, to include spreadsheet, database, and project scheduling programs.
  • Interact and communicate with individuals at all levels of the organization requiring excellent verbal and written communication skills.
  • Maintain attention to detail and follow through.
  • Make decisions and resolve problems efficiently and effectively.
  • Be fully cognizant of real estate contracts, land purchasing and property management activities.


Physical Demands
  • Position requires travel on behalf of the company.
