Full Job Description
Position Title: Junior Property Manager

Salary Range: $95,000-$110,000 / DOE

A well-established commercial real estate ownership and management company is seeking a Junior Property Manager to oversee six shopping centers and approximately 100 tenants throughout the San Jose area. This role manages the day-to-day performance of a 356,000-square-foot retail portfolio, including tenant relations, collections, vendor coordination, property inspections, lease administration, and tenant improvement projects. The ideal candidate has at least three years of commercial property management experience within retail-heavy shopping centers or malls. They must be financially savvy, highly responsive, confident in difficult conversations, and capable of balancing strong tenant service with firm accountability.

Junior Property ManagerResponsibilities:
  • Oversee the daily operations of six shopping centers across the San Jose area
  • Conduct weekly property inspections to identify maintenance concerns, improvement opportunities, and unresolved issues
  • Serve as a primary point of contact for approximately 100 retail and restaurant tenants
  • Manage tenant requests, collections, administrative tracking, and ongoing follow-up
  • Coordinate with tenants, vendors, contractors, and internal facilities personnel to keep properties operating smoothly
  • Resolve conflicts between tenants and vendors while holding all parties accountable
  • Review leases and manage tenant relationships from lease execution through tenant improvements and eventual move-out
  • Oversee tenant improvement projects for spaces ranging from approximately 6,000 to 20,000 square feet
  • Source vendors, negotiate contracts, and manage agreements with contractors and subcontractors
  • Monitor accounts receivable and follow up consistently on outstanding balances
  • Review financial reports, understand net operating income, explain variances, and communicate findings to management
  • Support capital improvement projects and provide clear, timely updates to the facilities team
  • Maintain accurate documentation using the company's property management, accounting, and project management systems

Junior Property Manager Requirements:
  • At least 3 years of commercial property management experience as a Junior Property Manager, Assistant Property Manager, or Property Manager
  • Direct experience managing retail-heavy anchored shopping centers or malls, including restaurant tenants
  • Strong financial acumen, including knowledge of net operating income, accounts receivable, and financial variance analysis
  • Ability to read, interpret, and administer commercial leases
  • Understanding of triple-net leases, including taxes, insurance, and common area maintenance charges
  • Experience managing the full tenant lifecycle, from lease execution and tenant improvements through tenant move-out
  • Experience overseeing tenant improvement projects for spaces ranging from approximately 6,000 to 20,000 square feet
  • Experience sourcing vendors, reviewing contracts, and negotiating agreements with contractors and subcontractors
  • Valid driver's license, reliable vehicle, and ability to travel between properties and the Danville office
