Overview

Toll Brothers, America's leading builder of luxury homes seeks an IT Project Manager to join our team in Fort Washington, Pennsylvania.

What is the opportunity?

TThe role of the Project Manager is to plan, execute, and finalize projects according to strict deadlines and within
budget. This includes acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan. The Project Manager will also define the project's objectives and oversee quality control throughout its life cycle. Supports the project framework for implementing change by maintaining and executing project activities and tasks and communicating and delivering the business initiative. Also responsible for delivering project deliverables, and monitoring and controlling project
scope, costs, and schedule.

What are the primary responsibilities?
  • Project Management
    • Responsible for the project management of a project. Includes: Deliverables and management of major project milestones. Management of the tasks, activities, and resources during lifecycle of the project: Initiating, planning, executing, closing.
    • Proactively manage changes in project scope, identify potential crises, and devise contingency plans. Identifies gaps, analyzes project risks, establishes contingency plans, and identifies trigger events and responsibility for initiating and mitigating actions.
    • Responsible for estimating level of effort and costs of the project and defining a project timeline that includes kick off through closing handoff to requestor; re-forecasting timelines and estimates as needed throughout the project seeking approval for change orders, change in costs and changes in resource needs.
    • Maintains a strategic view over the project objectives and deliverables. Identify and manage project dependencies and critical path. Provides status reporting to senior leadership
    • Develop and deliver progress reports, proposals, requirements documentation, and presentations.
    • Define project success criteria and disseminate them to involved parties throughout project life
      cycle.
    • Develop full-scale project plans and associated communications documents. Effectively
      communicate project expectations to team members and stakeholders in a timely and clear fashion.
    • Define project scope, goals, and deliverables that support business goals in collaboration with senior management and stakeholders. Set and continually manage project expectations with team members and other stakeholders.
    • Plan and schedule project timelines and milestones using appropriate tools
    • Identify and resolve issues and conflicts for the project. Resolves issues that impact the project in a
      timely, effective manner.
    • Conduct project retrospective and create a recommendations report in order to identify successful
      and unsuccessful project elements.
    • Assist in development process improvement and ensure best practices and tools for project execution and management.
    • Partner with the business to create business cases as needed, that include benefits analysis and a
      plan to track benefits realization
  • Relationship Management
    • Manages vendor relations and procurements related to the project requirements.
    • Manages relationships with project stakeholders.
    • Effectively communicates relevant project information to stakeholders and teams.
    • Build, develop, and grow any business relationships vital to the success of the project
  • People Management
    • Ensures Project Manager adherence to Corporate and PMO standards.
    • Coach, mentor, motivate, and supervise project team members and contractors and influence them
      to take positive action and accountability for their assigned work.
    • Provides guidance for project team members and encourages pro-active development of skills and
      capabilities. May mentor individuals, possibly within other parts of the organization.
    • Provides effective feedback, throughout the performance management cycle, to ensure optimum performance.
    • Participates, as appropriate, in formal processes such as performance feedback and improvement, and disciplinary procedures.
  • Contract Management
    • Sources and collects contract performance data and monitors performance against KPIs.
    • Identifies and reports under-performance and develops opportunities for improvement.
    • Manages to deliverables that may be outlined in SOWs
  • Sourcing
    • Reviews business cases and determines appropriate procurement routes.
    • Monitors and reports on supplier performance, information security, customer satisfaction, and market intelligence.
    • Investigates, resolves, or escalates problems and determines where change is required

  • Contract Management
    • Oversee and measure the fulfilment of contractual obligations.
    • Use key performance indicators (KPIs) to monitor and challenge performance and identify opportunities for continuous improvement.
    • Develop strategies to address under-performance and compliance failures, including application of contract terms and scorecards.
    • Identify where changes are required, evaluates the impact, and advises stakeholders about the implications and consequences for the business and/or the procurement element of programs/projects.
    • Negotiate contracts and seeks appropriate authorization.
    • Actively support and engage with experts and stakeholders to ensure continuous improvements are identified through due diligence and benchmarking processes
  • Sourcing
    • Research suppliers and markets, and maintain broad understanding of the commercial
      environment
    • Advise on the business case for alternative sourcing models, and on policy and procedures covering the selection of suppliers, tendering, and procurement
    • Negotiates with potential partners and suppliers, developing acceptance criteria and procedures
    • Implement compliant procurement processes, taking full account of the issues and imperatives of both the commissioning and supplier sides

Do you have these qualifications?
  • Essential:
    • Bachelor of Science Degree or Arts Degree
    • 3+ years' experience in managing and leading IT projects
    • 3+ years, experience with an SDLC, PMLC and Agile, Waterfall, and Hybrid methodologies
    • Strong experience as a Project Manager of medium to large complex projects. (new system implementation, upgrades or enhancements) applications (including cloud based, system and infrastructure type projects desired)
    • Proficient in working with MS Office Suite (Project, Excel, Word, Visio) and collaboration tools such as SharePoint or Project Management systems.
    • Strong collaboration, influencing, and listening skills
    • Experience working both independently and, in a team, -oriented, collaborative environment is essential.
    • Work in office 3-days per week. Additional in office days may vary per Division/Department
    • Can conform to shifting priorities, demands, and timelines through analytical and problem-solving capabilities. Reacts to project adjustments and alterations promptly and efficiently.
    • Flexible during times of change and able to read communication styles of team members and contractors who come from a broad spectrum of disciplines.
    • Strong interpersonal skills. Persuasive, encouraging, and motivating. Ability to defuse tension, should it arise. Customer focused and provides excellent customer service.
    • Ability to elicit cooperation from a wide variety of sources, including upper management, clients, and other departments.
    • Strong written and oral communication skills.
    • Adept at conducting analysis into project-related issues and products.
    • Must be able to learn, understand, and apply new technologies.

  • Preferred:
    • Project Management Certification (PMP in good standing)
    • Agile practice certification (CSM or comparable in good standing)
    • Experience using PPM solutions or Azure DevOps/Jira
