Position Description

The Superintendent is responsible for monitoring projects through the full lifecycle with a strong focus on safety, quality, field leadership, schedule execution, documentation, and communication. This role works closely with the project manager/project team and the owner's team, and must be highly organized, proactive, and able to perform in a fast-paced environment.

ISPD Division Differentiators (What makes this role unique)

BEAR's Industrial & Special Projects work can include a wide range of project types and environments, such as large site development, processing plant expansions, and state-of-the-art research & development laboratories.

ISPD projects may span multiple market sectors, with work varying in size, scope, and complexity, and BEAR emphasizes that safety and quality control are paramount when working in the most critical environments.

BEAR's Industrial team delivers projects using multiple delivery methods, including general contracting, construction management, design-build, and plant maintenance agreements.

(Examples of industrial/special project markets listed: Chemical + Utility Processing, Manufacturing + Distribution, Food + Beverage, Science + Technology, Transportation, Civil Infrastructure, Solar.)

Key Responsibilities

  • In ISPD environments where BEAR notes safety/quality are critical, maintain consistent compliance and quality control focus.

Communication & Stakeholder Management

  • Act as a liaison for BEAR and project owners on site in a professional manner.
  • Collaborate and communicate clearly and concisely with all parties involved in the project, including BEAR team members, owners, architects, trade partners, subcontractors, and suppliers.

Documentation & Controls (ISPD execution depends on this)

  • Manage, track, and document project activities including safety, schedules, daily reports, trade hours, material delivery tracking, approved RFIs, approved submittals, photo documentation, change order documentation, and punch lists.
  • Utilize project documentation software.
  • Photo documentation expectation: BEAR's superintendent guidance states superintendents are expected to take photos daily on all projects, and notes these can support documentation in disputes and for marketing purposes.
  • Understand the importance of proper accounting phase codes and assigning time.

Budget Awareness + Field Cost Controls

  • Maintain various project budgets and estimates for field activities.
  • BEAR superintendent guidance includes "basic estimating skills," including understanding extras, self-perform estimates, and tracking estimated hours vs. actual hours when self-perform work is used.
  • BEAR superintendent guidance also addresses subcontractor field tickets and field work order tracking expectations.

Materials, Equipment, and Site Logistics

  • Coordinate activities with local permit agencies as needed.
