Full Job Description
We are seeking a highly motivated Associate to work with our development, capital, and asset management teams on analyzing new investment opportunities in addition to supporting the company's existing assets and development projects. The role will contribute to all aspects of our Obsidian Catalyst Fund (middle market private equity fund), help advance our $2 billion pipeline of under control development projects, and drive value creation initiatives within our portfolio of nearly 1.5 million square feet of owned real estate across the Mid-Atlantic and New England. This is an exciting cross-functional role that will contribute directly to the firm's continued growth. Duties & Responsibilities • Provide financial evaluation, modeling, structuring, and qualitative analysis for new investment opportunities, development projects, and income-producing assets. • Create complex proformas, waterfalls, and sensitivity analyses to assist the acquisitions, development, and asset management teams. • Identify and validate key underwriting assumptions. • Lead due diligence processes, including the review and analysis of market dynamics, historical and competitive performance data, and legal documentation. • Prepare Investment Committee memos and financing pitch books. • Assist in identifying, pursuing, and winning new business, both with existing and new relationships. • Work with the entire Menkiti Group team to continuously improve methods and processes. Qualifications • At least 3 years of relevant professional experience in commercial real estate, with demonstrated experience owning workstreams and serving as a day-to-day point of contact on transactions or projects. • Bachelor's degree with demonstrated strong academic performance. • Advanced proficiency with Microsoft Excel and comfort in creating and manipulating proforma financial models. Familiarity with AI tools and interest in leveraging AI to improve underwriting efficiency. • Exceptional written and verbal communication skills, including the ability to effectively negotiate with third parties. • Excellent interpersonal and relationship-building skills. • Ability to deal with ambiguity; can bring structure and focus to complex questions with limited guidance in an entrepreneurial environment. • Strong process and project management experience, including the ability to pay close attention to detail and meet all deadlines. • A willingness to work flexible in-person hours in our D.C. office in a collaborative, team-based environment.
