As anIndustrial Services Manager, you are responsible for leading both preventative and emergency maintenance across all facility systems, while ensuring the ongoing upkeep of buildings and grounds. You allocate resources effectively to support safe, efficient, and cost-effective operations, with a strong focus on maximizing system uptime and reliability.
You also oversee contracted vendor services, ensuring they are utilized efficiently and deliver value in maintaining facility systems, infrastructure, and fixtures. In addition, you support laboratory repair and maintenance needs, manage janitorial services, and ensure facility grounds are well maintained and aligned with operational and appearance standards.
Responsibilities: Facility & Grounds Maintenance 70-90%
- Maintain facility & operational systems, including refrigeration/ammonia, boilers, chillers, air handlers, electrical systems, deionized water, air, nitrogen, vacuum and compressed gas systems.
- Maintain physical systems at peak efficiency, cost-effective operating basis while minimizing downtime; includes remote PC access to verify & correct system status.
- Emergency response & coordination of all repairs of system failure.
- Administer & document preventative maintenance (PM) for all systems & fixtures.
- Installation & repair of laboratory equipment & support systems.
- Contract vendor services as necessary for systems, fixtures & grounds repair & upkeep.
- Coordinate resources for facility construction or modification work, including engineering, bidding, installation, start-up and budget compliance.
- Maintenance of current and accurate Auto CAD files, blueprints & records of all physical systems and fixtures.
- Maintenance of supply & parts inventory to assure maximum operational system up-time.
- Coordinate and facility maintenance of facility grounds.
- Conduct and support special projects as assigned by facility Director.
Safety & Security Support 10-20%
- Coordinate facilities activities with Safety Officer and Director to minimize risk and potential loss.
- Function as key emergency response team member for all physical systems & fixtures and maintain current training in emergency chemical spill response and clean-up.
- Assist Safety Office as needed and back-up in absence for functions including hazardous waste collection, disposal & documentation, accident response, PPE control, and related functions.
- Assure compliance with all NQAC safety policies & requirements for maintaining a work environment that promotes safety practices, awareness and compliance.
- Secure & maintain facility access card and key control systems.
Administration 10-20%
- Recommend annual capital budget items for consideration by the Sr Engineering Manager.
- Maintain current awareness as technical resource of system technology & functions.
- Liaison with corporate engineering and procurement staff on specific issues & projects as needed.
- Represent NQAC Dublin at NUSA & industry facility, systems & trade organization meetings.
Supervision 5-10%
- Prioritize work assignments & schedules for self and support staff.
- Coach support staff for optimal performance and identify training opportunities to maximize facility functional & team support, as well as technical and performance development.
Requirements: - BS degree in Engineering discipline preferred or other BS degree with relevant experience, OR
- Equivalent hands-on experience in facilities/industrial refrigeration plus industry-recognized certifications (RETA-CARO/CIRO).
- Required training, licenses and certifications for system maintenance; refrigeration certification desirable.
Experience: - 5 years of progressive facilities management preferred.
- Supervisor experience preferred.
- In-depth knowledge of facility & operational systems, including refrigeration/ammonia, boilers, chillers, air handlers, electrical systems, deionized water, air, nitrogen, vacuum and compressed gas systems.
- Forward-thinking, highly technical capability to assure compliance for support of current needs, as well as anticipated future capacity. Must focus on continuous improvement to assure optimal efficiency, new capability and reduced cost.
- Thorough understanding of microcomputers, system operation/application software and local/remote communications.
- Availability for 24/7 emergency coverage.
