Standard Work Schedule:- Monday - Friday 7:00am - 4:00pm. MUST be willing to be flexible as jobs may change.
Position Summary:The
HVAC Pre-Construction Manager (Residential) leads all planning activities before construction begins, including reviewing drawings, managing bids and estimates, coordinating with internal and external teams, and ensuring smooth project kickoff.
Position Responsibilities:- Review and interpret construction drawings, blueprints, and specifications.
- Coordinate with builders to understand bid specifications and requirements.
- Oversee and review vendor and project quotes for accuracy, adjusting as needed.
- Assign and manage workloads for Estimators to meet bid deadlines.
- Attend site meetings with contractors, builders, and owners to discuss and bid projects.
- Coordinate and package awarded bid documents for Project Managers and internal kickoff.
- Schedule/lead project kickoff meetings, presenting startup documentation and specifications.
- Collaborate with Design, Estimating, and Operations teams to ensure updated and accurate plan folders pre- and post-bid.
- Ensure correct proposals, estimates, and quotes are supplied in coordination with the Office Manager and leadership.
- Identify and resolve scope discrepancies between contracts, handoffs, and proposals.
- Manage bid documentation, including submittal packages, pricing bulletins, addendums, and long forms.
- Coordinate procurement and identify cost savings opportunities for materials such as lighting, gear, wiring, and fire alarm equipment.
- Assist with job setup, project coding, budget development, and job file creation.
- Request CAD/DWF drawings or building permits when needed.
- Assist in creating change orders for in-progress projects.
- Select materials, verify pricing, ensure compliance with contractor specifications, and calculate profitability.
- Additional duties as assigned.
Qualifications:- Required: 5+ years estimating experience.
- Required: Familiarity with construction bidding software; experience with Wrightsoft preferred.
- Required: Experience with blueprint reading and computerized/digital takeoff.
- Required: Supervisory or team leadership experience.
- Preferred: Experience with AutoCAD and Bluebeam.
Physical Demands:- Must be able to sit at a desk and/or computer for prolonged periods of time.
- Must be able to occasionally lift and/or move up to 25 lbs.
