What this job involves
Lead Maintenance Planner/Scheduler role is in support of the JLL Asset Management journey towards a World Class Maintenance organization. This industry standard role provides more efficient means of managing facilities maintenance and associated maintenance labor, freeing hours for additional business priorities. Planning & scheduling for all maintenance and operations encompassed in the CMMS tool are to be conducted using current CMMS system application and standardized business processes.
Job Responsibilities
· Requires knowledge of commercial or industrial HVAC equipment, facilities planning & scheduling
· Collaborates with other planners and vendors to work within the MSA between JLL and Client
· Leadership skills (training, presentations & teambuilding) and detailed project management.
· Ensures all assignments and project scope meet current code compliance
· Organizational skills coupled with the leadership and interpersonal skills to manage multiple maintenance activities and projects simultaneously
· Good verbal and written communication skills including the ability to collaborate with all levels of management and interface with a diverse customer base including technical and non-technical personnel to effectively support a 24/7/365 GMP Manufacturing Environment
· Complies with all client CMMS standards and specifications to ensure database integrity and standardization when creating CMMS ad hoc reports and submit Work Requests for complex data reports. Ability to write advanced queries and dashboards is a plus
· Proficient computer skills including Microsoft Office Products
· Using industry and Client best practices, plans, schedules, coordinates and assigns all maintenance and corrective activities for HVAC Team and 3rd Party Vendors, as needed
· Collaborates with subcontractors to obtain detailed quotes and references contracts for accuracy
· Manages asset maintenance parts ordering process (MRO) for HVAC Team and tracks all asset information, including spare parts and documentation
· Creates all asset-related purchase requisitions
· Ensures all POs are created and approved before scheduling of work
· Collects data and collaborates with operations team to optimize maintenance programs
· Maintains maintenance record compliance to CMMS and Maintenance business process standards and specs through periodic data auditing
· Maintains liaison with facilities technicians and other management regarding work execution, necessity of altering schedules and manpower status
· Arranges for special tools and equipment
· Continuous improvement of the work planning and scheduling process through the review and use of maintenance metrics, analysis of work order flow, project demands and expectations.
· Facilitate and attend daily Team Huddles or Ops meetings to communicate plan and schedule daily/weekly maintenance activities.
· Identify open, unscheduled and/or unassigned work by running prescribed work order query in EAMS and Primavera
· Works with other planners, trades supervisors and technicians to close out any gaps to meet KPI metrics
· Support preparation of business operations driven documents, report and other deliverables
Safety
· Identify risks to Facility and eliminate downtime
· Responsible for adherence and compliance with all JLL and Client work practices and safety protocols
· Comply with reporting requirements of applicable environmental health and safety programs
Training
· Complete all assigned training requirements on time
· Ensure Vendor Partners complete all assigned training requirements on time
Required Qualifications
· Field experience in HVAC, or undergraduate degree in business administration, engineering or facilities.
· Minimum 3-5 years direct experience in operational, and customer service.
· Strong technical knowledge of scheduling software, procurement systems, CMMS, databases, Microsoft Office programs, etc.
· Strong interpersonal skills with ability to communicate well in verbal and written reports.
· Strong organization skills and collaborative approach
Preferred Qualifications
· Technical knowledge of EAMS CMMS and MRO system.

Estimated compensation for this position:
80,000.00 – 90,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
