Job Purpose

Under the direction of the Engineering Manager, this position's primary function is to ensure that all HVAC equipment is running efficiently across the DCPA facilities. This includes all pumps, AHUs, VAV's, FCUs, heat exchangers, low pressure steam, hot water systems, chilled water loops, heat exchangers, domestic water, BAS. This position takes the lead role in HVAC and lighting controls and equipment with dedicated attention to energy monitoring and improvements. Secondary responsibilities include providing operation of fire systems, lighting, electrical systems, plumbing and other duties as assigned. This position will have direct responsibilities for all DCPA facilities, including the Helen Bonfils Theater Complex, Robert & Judy Newman Center for Theatre Education, and the company owned units at Brooks Tower.

Duties and Responsibilities

  • Oversee Building Automation System operation and responsible for increasing efficiency.
  • Resolve issues with BAS to include making minor changes, troubleshooting, creating trends and minor repairs and calibrations.
  • Preventative maintenance as assigned.
  • Work in partnership with control's vendor on resolving issues.
  • Resolve issues with HVAC equipment through trouble shooting and repair.
  • Make strategic recommendations for upgrades of equipment or changes in programming. This includes capital planning and lifecycle asset management.
  • Make recommendations for increased energy efficiency.
  • Assist vendors in code compliant testing of fire systems, elevators and electrical systems.
  • Assist in training of BAS to other engineers.
  • Assist other engineers as needed.
  • Work events as needed this may include days, nights, weekends, and holidays.
  • This position is required to participate in the on-call rotation schedule.


  • Provide leadership and project support regarding HVAC systems and contractors.
  • Possesses comprehensive knowledge of subject matter.


  • Have working knowledge vendor relationships for facilities.
  • Be an advising partner on capital improvement and renovation projects.
  • Construction project consulting and system turnover.
  • Developing and document standard operating procedures (SOPs).


Provide Technical Experience

  • Building automation systems (BAS) and energy management systems (EMS)
  • Direct digital controls (DDC) troubleshooting and programming
  • Variable frequency drives (VFDs)
  • Air balancing and indoor air quality (IAQ) programs
  • Preventive and predictive maintenance programs.
  • Commissioning and retro-commissioning of HVAC systems
  • Electrical troubleshooting, motors, and control circuits
  • Other duties as assigned


Qualifications

  • Associates degree or higher in HVAC, completion or technical school coursework in Building Operator Program Systems or equivalent preferred.
  • 7+ years of experience in building operations, engineering and equipment and systems maintenance including experience with Building Automation Systems (BAS)/Direct.
  • Understanding of applicable local state and national fire, safety and building codes.
  • The ability to troubleshoot and make minor repairs to HVAC systems.
  • Must have general knowledge in the use of email, Microsoft Word and Excel. Use of a CMMS preferred.
  • Must be a self-starter as well as follow directions.
  • Must have basic experience with hand and power tools.
  • Must have basic experience with electrical systems.
  • Must have basic experience with fire systems.
  • Must have basic experience with plumbing systems.
  • Experience in HVAC systems in large venues, arenas, stadiums, convention centers, hotels, hospitals, airports, or corporate campuses a plus.
  • Digital Controls, experience with Niagara is preferred.
  • Ability to read blueprints.
  • A valid driver's license.


Physical Requirements

  • While performing the duties of this job, the employee is regularly required to sit, stand, walk for long periods of time, talk, and hear.
  • The employee is occasionally required to use agility and to use hands and arms for repetitive motions.
  • The employee frequently is required to reach with hands and arms, climb or balance, and stoop, kneel, crouch, or crawl, exercise eye/hand/foot coordination, and use stairs or ladders.
  • Regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.


Compensation

$80,000.00 - $85,000.00 annually
