Job Description: GC Project Manager I

Position Overview

The Project Manager is responsible for the overall safety, direction, completion, and financial outcome of construction projects from initial budget through project closeout. This role serves as the primary point of contact and trusted advisor for clients, leading all phases of construction - from preconstruction and bidding through subcontractor coordination, quality control, and final punch list. The Project Manager champions jobsite safety, manages project budgets and schedules, develops strong relationships with clients and trade partners, and mentors less experienced team members.

Key Responsibilities:

Project Management & Execution
  • Manage all phases of construction projects from award through final completion, ensuring delivery on schedule, within budget, and to the highest quality standards
  • Develop, maintain, and communicate the master project schedule; manage its implementation and adjust as needed
  • Coordinate subcontractors, vendors, and field personnel to ensure seamless project execution
  • Review project plans, specifications, and contracts for compliance and constructability
  • Conduct regular job site visits to monitor progress, quality, and safety
  • Oversee project closeout, punch list completion, and warranty follow-up


Financial & Contract Management

  • Develop and manage project budgets, cost forecasts, and financial reporting
  • Estimate, value engineer, and support development of project budgets during preconstruction
  • Facilitate the subcontractor bid process - processing, distribution, and tracking of bidding documentation
  • Negotiate subcontractor and material buyout; develop and negotiate subcontracts
  • Review and approve invoices, manage pay applications, and track change orders with proper documentation
  • Monitor job cost reports and maintain profitability goals throughout the project lifecycle
  • Continually forecast and analyze construction costs, exposures, and profit through project completion


Client Relationship Development & Business Growth
  • Serve as primary point of contact and trusted advisor for clients
  • Build long-term relationships through proactive communication and responsiveness
  • Identify opportunities for additional services or future projects
  • Participate in preconstruction meetings, budgeting discussions, and strategic planning
  • Represent the company professionally at client meetings, networking events, and industry functions
  • Collaborate with leadership to support repeat business and referral opportunities


Safety, Quality & Compliance
  • Champion jobsite safety and ensure adherence to company and regulatory safety standards (OSHA)
  • Implement quality control processes and ensure all work is installed in accordance with plans, specifications, QA/QC requirements, and code requirements
  • Identify potential risks and implement mitigation strategies
  • Ensure permitting and compliance with local ordinances
  • Maintain accurate project documentation, permits, and reporting Team Leadership & Development

  • Minimum 5-10 years of project management experience in commercial construction
  • Proven track record managing projects from preconstruction through closeout
  • Experience managing self-perform work is a plus Technical Skills
  • Proficiency in project management software: Procore, MS Project, Bluebeam, MS Office Suite
  • Knowledge of construction cost, scheduling, estimating, purchasing, and engineering principles
  • Ability to read, understand, and interpret contract documents, drawings, specifications, and scopes of work
  • Familiarity with BIM and Lean Construction practices (preferred)
