Job DescriptionJOB SCOPE:The Senior Financial Analyst Real Estate and Facilities FP&A serves as a strategic finance partner supporting financial planning, forecasting, reporting, and analytical activities for TransformCo s real estate and facilities portfolio. This role is responsible for evaluating portfolio performance, capital investments, and operational cost trends to deliver actionable financial insights, support business strategy, and influence operational and financial decision-making across the organization.
JOB SUMMARY:The Senior Financial Analyst Real Estate and Facilities FP&A is responsible for financial planning, forecasting, reporting, and analytical support for a large, multi-site real estate and facilities portfolio. This position partners cross-functionally with Finance, Real Estate, Facilities, Lease Administration, Strategic Sourcing, and Accounting leadership to provide financial guidance, evaluate business performance, and support strategic initiatives. The role exercises independent judgment in analyzing complex financial and operational data, identifying risks and opportunities, and developing recommendations that support business objectives and operational efficiencies.

Responsibilities/Skills/Experience RequirementsJOB DUTIES/RESPONSIBILITIES:- Supports the annual budget, monthly forecast, and long-range plan for real estate and facilities expense categories
- Analyzes monthly financial results, evaluates performance trends, and identifies key business drivers, risks, and opportunities impacting portfolio performance
- Prepares and presents recurring financial reporting packages, dashboards, and ad hoc analyses to leadership and crossfunctional business partners to support strategic decision-making
- Evaluates the financial impact of capital projects, lease activity, facilities initiatives, and portfolio changes, providing recommendations to management regarding cost management and operational performance
- Oversees the integrity and reconciliation of financial information across ERP, lease administration, FP&A, and facilities management systems to ensure accurate and reliable reporting
- Partners with Accounting and business leadership on month-end close activities, including accruals, reclasses, financial reviews, and variance explanations
- Translates operational trends, business challenges, and cost drivers into actionable financial insights and strategic recommendations for leadership
- Identifies and drives process improvement opportunities related to reporting, forecasting, automation, financial controls, and data governance to improve scalability and operational efficiency
- Supports leadership with financial modeling, scenario analysis, and business case development related to real estate and facilities initiatives
- Exercises independent judgment and discretion in prioritizing analyses, interpreting financial results, and recommending solutions aligned with organizational objectives
JOB REQUIREMENTS:- Bachelors Degree
- 5-10 years of related experience
- Up to 25% travel
- 18 years of age or older
REQUIRED SKILLS:- Bachelor's degree in Finance, Accounting, Economics, Business, or a related field
- Working knowledge of real estate and facilities cost structures, including occupancy expense, utilities, capital planning, repairs and maintenance, and related operating costs
- Strong analytical skills and ability to translate operational activity into financial impact
- Experience reconciling or reporting data across systems such as NetSuite, Yardi, Adaptive, or similar finance and operational platforms
- Advanced Microsoft Excel skills and ability to work with large data sets
- Strong communication skills and ability to work independently in a fast-paced environment
PREFERRED SKILLS:- Master's degree in Finance, Accounting, Economics, Business, or a related field
- CPA, CFA, or related professional certification
- Experience with lease accounting concepts, CAM reconciliations, SQL, Power Query, or reporting automation
