Senior Facilities Supervisor

Job Summary

The Senior Facilities Supervisor is responsible for the strategic leadership, operational management, compliance, reliability, and continuous improvement of all Greenville facilities, including buildings, grounds, utilities, infrastructure, facility systems, and site services.

This position provides leadership and direction for Facilities Maintenance personnel and contracted service providers while ensuring that facility infrastructure supports safe, reliable, compliant, and efficient pharmaceutical/biotechnology operations. The Senior Facilities Manager develops and executes long-term facility strategies, preventative and predictive maintenance programs, capital improvement plans, utility management programs, and regulatory compliance systems.

The position serves as a key partner to Operations, Engineering, Quality, EHS, and other Business Operations functions and is responsible for ensuring that facilities infrastructure meets current operational requirements while anticipating future business and capacity needs.

The Senior Facilities Supervisor is expected to establish a culture of accountability, operational excellence, continuous improvement, and customer service within the Facilities organization.

Essential Duties and Responsibilities

1. Provide strategic leadership for Facilities operations, establishing short- and long-term strategies for building infrastructure, utilities, maintenance, reliability, facility services, and site development.
2. Own the overall facilities maintenance and reliability program, including preventative, predictive, corrective, and emergency maintenance for building systems, utilities, equipment, and site infrastructure.
3. Develop, manage, and continuously improve robust service and maintenance programs for:
   • HVAC and environmental systems
   • Refrigeration systems
   • Compressed air
   • Nitrogen and laboratory gases
   • Domestic and process water
   • Sewer and wastewater systems
   • Main and backup electrical power systems
   • Building automation and control systems
   • Fire protection and life safety systems
   • Emergency systems
   • General building infrastructure
   • Grounds and exterior property
   • Safety showers, eyewash stations, guard rails, personnel tie-offs, and other facility safety systems
4. Establish facility reliability and asset-management strategies that maximize equipment uptime, extend asset life, reduce unplanned downtime, and optimize maintenance resources.
5. Provide leadership for capital projects and major facility modifications, working with Engineering, Operations, Quality, EHS, Finance, contractors, and external consultants from project definition through commissioning and closeout.
6. Ensure implementation and continued effectiveness of programs required to maintain cGMP compliance of facilities, utilities, and facility services, including maintenance, cleaning, pest control, environmental systems, and other applicable programs.
7. Maintain facility readiness for internal and external regulatory inspections, ensuring documentation, maintenance records, procedures, training, and facility systems are inspection-ready.
8. Ensure the facility complies with applicable OSHA, Environmental, Fire, Building, Electrical, and local regulatory requirements, as well as applicable pharmaceutical/biotechnology industry standards.
9. Develop, maintain, and control as-built drawings, facility documentation, equipment records, utility documentation, and facility-related technical records for laboratory, office, warehouse, manufacturing, and operational areas.
10. Establish and maintain comprehensive documentation and change-control systems for facility infrastructure, utilities, maintenance activities, projects, and regulatory requirements.
11. Lead and develop the Facilities Maintenance team, including staffing, performance management, training, coaching, succession planning, and development of technical capabilities.
12. Establish clear performance expectations and foster a culture of ownership, accountability, safety, responsiveness, and continuous improvement.
13. Supervise and manage outside contractors and service providers, including vendor selection, qualification, contract management, performance monitoring, scope development, and cost control.
14. Develop and maintain service-level expectations and key performance indicators (KPIs) for internal Facilities services and external vendors.
15. Identify opportunities to reduce operating costs and improve facility efficiency through energy management, utility optimization, preventive maintenance, automation, technology improvements, and strategic sourcing.
16. Lead investigations and corrective actions associated with facility or utility failures, recurring maintenance issues, deviations, and other infrastructure-related events.
17. Partner with Quality, EHS, Operations, Engineering, and other functions on root-cause investigations, CAPA activities, risk assessments, process improvements, and compliance initiatives.
18. Develop and maintain facility emergency response, business continuity, utility contingency, and disaster recovery strategies in coordination with applicable site functions.
19. Establish appropriate contingency plans for critical utilities and infrastructure, including backup power, HVAC, refrigeration, compressed gases, water, and other business-critical systems.
20. Lead continuous improvement initiatives within the Facilities organization, utilizing reliability-centered maintenance, root-cause analysis, risk-based maintenance, lean methodologies, and other appropriate improvement tools.
21. Evaluate emerging facility technologies and industry best practices and recommend improvements that enhance safety, compliance, reliability, sustainability, and operational efficiency.
22. Establish appropriate systems for tracking facility assets, maintenance history, service requirements, warranties, regulatory inspections, and lifecycle planning.
23. Serve as the senior Facilities representative for cross-functional projects, site planning activities, operational expansions, business continuity planning, and major infrastructure initiatives.
24. Assist Operations Engineering and other Business Operations groups with complex technical projects and strategic initiatives as assigned.
25. Provide leadership during facility emergencies and significant utility or infrastructure events, coordinating internal personnel and external resources to restore safe and reliable operations.
26. Develop and present Facilities performance metrics, budget status, capital plans, infrastructure risks, and strategic initiatives to senior leadership.
27. Perform other related duties as required or assigned.

Education and Experience

• 10+ years of progressively responsible experience in facilities management, engineering, maintenance, or site operations, preferably within the pharmaceutical, biotechnology, medical device, food, or other highly regulated manufacturing environment.
• Demonstrated experience leading facilities operations and directly supervising technical personnel and contractors.
• Experience developing and executing long-term facility infrastructure and capital plans.
• Experience with cGMP-regulated facilities and inspection readiness strongly preferred.
• Experience with regulatory requirements including OSHA, environmental, fire/life safety, and applicable building and local codes.
• Working knowledge of AutoCAD and facility drawing/documentation systems preferred.
• Experience with computerized maintenance management systems (CMMS) and asset-management systems preferred.
• Proficiency with Microsoft Office products required.

Leadership Responsibilities

This position provides direct leadership and supervision of Facilities Maintenance personnel and is responsible for the overall performance, development, and effectiveness of the Facilities organization.

The Senior Facilities Manager is also responsible for strategic oversight of contracted facility services and may manage multiple external vendors and contractors simultaneously.
