Facilities Project Manager

Location: Knoxville, TN - In Office
Department: Facilities
Reports To: Senior Director of Facilities

MOJO is looking for a Facilities Project Manager to lead capital improvement projects across our growing portfolio of more than 150 express car washes.

This is not a traditional onsite construction management role. Most projects are managed from our Knoxville office using Monday.com, Microsoft Teams, MaintainX, photos, video calls, contractors, and MOJO's local Operations and Maintenance teams. Travel is occasional and focused where an onsite presence adds value.

Projects include facility renovations and refreshes, painting, signage and branding, parking lots and concrete, vacuum areas, site-flow improvements, equipment upgrades, deferred maintenance, permitting and compliance, and improvements to newly acquired locations.

A major focus is taking aging facilities and making them more attractive, reliable, functional, and easier to maintain while making smart use of capital.

We're looking for someone who combines construction knowledge, strong project management, business judgment, and exceptional follow-through.

What You'll Do
  • Manage multiple facility improvement projects simultaneously from concept through completion.
  • Develop scopes of work, budgets, schedules, bid packages, and execution plans.
  • Solicit bids, select contractors, negotiate pricing, and hold vendors accountable for quality, schedule, safety, and budget.
  • Manage projects remotely using digital tools and structured communication.
  • Work through General Managers, Directors of Operations, and Maintenance personnel who serve as your eyes and ears onsite.
  • Translate construction, contractor, permitting, and inspection requirements into clear instructions for team members who may not have construction experience.
  • Coordinate permitting, inspections, code-compliance issues, and municipal requirements through completion.
  • Evaluate aging facilities and recommend practical, cost-effective improvements.
  • Help develop and implement facility appearance and brand standards.
  • Coordinate renderings, design concepts, paint schemes, materials, signage, and other facility improvements.
  • Track project budgets, schedules, risks, documentation, purchasing, and status.
  • Anticipate problems and keep projects moving without requiring constant direction.

Success in this role requires creating accountability and maintaining project momentum even when you aren't physically at the jobsite.

What We're Looking For
  • 5+ years of experience managing facilities projects, commercial renovations, capital improvements, retail remodels, multi-site construction programs, or similar work.
  • Strong knowledge of commercial construction and renovation.
  • Proven ability to manage multiple concurrent projects.
  • Strong contractor and vendor management skills.
  • Experience developing scopes, evaluating bids, managing budgets, and coordinating schedules.
  • Excellent communication, organization, problem-solving, and follow-through.
  • Ability to manage projects remotely through technology and onsite partners.
  • Comfortable making decisions and taking ownership without waiting for constant direction.
  • Proficiency with Microsoft Office and Teams.

Preferred experience includes:
  • Managing projects across a multi-site portfolio.
  • Retail, restaurant, automotive, convenience store, hospitality, franchise, or other distributed-location environments.
  • Renovating and improving existing operating facilities.
  • Permitting, inspections, and municipal coordination.
  • Monday.com, MaintainX, Asana, Procore, or similar project management platforms.
  • Facility design, branding, or refresh initiatives.
  • Using AI and automation tools to improve productivity.

A related degree is helpful, but practical experience, judgment, and demonstrated results matter more.

Travel

This is primarily an in-office position in Knoxville, Tennessee.

Travel is occasional and purposeful and may include complex site evaluations, acquisitions, major project kickoffs, critical milestones, or significant renovations.

The expectation is not to supervise projects onsite day to day. Successful project management is primarily accomplished from Knoxville through contractors, vendors, technology, and MOJO's local Operations and Maintenance teams.

Salary Description

$100,000 - 105,000
