Job Summary

The primary responsibility of the Facilities Manager role is the overall management, operational performance, and continuous improvement of facility assets, building systems, and support services across assigned locations. This role oversees physical plant operations, preventive and predictive maintenance programs, contractor and service provider performance, safety and regulatory compliance, asset preservation, and facility improvement initiatives. The Facilities Manager serves as the primary point of contact for facility-related operations, ensuring facilities are safe, efficient, compliant, and aligned with business objectives. This position manages service contracts, capital improvement projects, maintenance planning, and operational budgets while maintaining high service levels and timely response to facility needs. The Facilities Manager partners closely with Operations, Safety, Finance, HR, and external vendors to support business continuity, optimize facility performance, and drive continuous improvement across all facility functions.

Essential Duties

• Oversees the day-to-day operation, maintenance, and functionality of all facility assets, building systems, and infrastructure.
• Develops, implements, and manages comprehensive preventive and predictive maintenance programs to maximize equipment reliability and minimize operational downtime.
• Conducts routine facility inspections and assessments to identify maintenance needs, operational risks, safety concerns, and capital improvement opportunities.
• Manages all facilities-related service contracts, including HVAC, electrical, plumbing, fire protection, security systems, janitorial services, specialized cleaning, waste management, landscaping, and other facility support services.
• Develops scopes of work, solicits bids, evaluates vendor proposals, negotiates service agreements, monitors contractor performance, and verifies completion of contracted work.
• Ensures compliance with OSHA regulations, environmental standards, local building codes, fire and life safety requirements, and company safety policies.
• Leads facility-related risk assessments and corrective action initiatives to maintain a safe and compliant work environment.
• Manages facility operating expenses and assists in the development, planning, and monitoring of maintenance and capital expenditure budgets.
• Reviews and approves facility-related invoices, monitors service contract expenditures, and identifies cost-saving opportunities while maintaining operational effectiveness.
• Oversees the maintenance, repair, and lifecycle management of warehouse and facility equipment, including powered industrial trucks, conveyors, wrappers, sweepers, dock equipment, and other operational assets.
• Coordinates facility improvement projects, renovations, equipment replacements, and minor capital projects from planning through completion.
• Maintains accurate facility records, maintenance documentation, service contracts, permits, inspections, and compliance reporting.
• Utilizes Computerized Maintenance Management Systems (CMMS) and other technologies to track work orders, preventive maintenance schedules, asset performance, and key operational metrics.
• Serves as the primary facilities representative for audits, inspections, regulatory reviews, and business continuity planning efforts.
• Partners with Operations, Safety, Human Resources, Finance, and other business functions to ensure facilities support organizational objectives and operational requirements.
• Monitors facility performance indicators and implements continuous improvement initiatives to enhance reliability, efficiency, sustainability, and customer service.
• Supports emergency response activities and coordinates facility restoration efforts during operational disruptions.
• Oversees the maintenance, repair, and lifecycle management of warehouse and facility equipment, including powered industrial trucks, conveyors, wrappers, automation and Goods to Person (GTP) systems, sweepers, dock equipment, and other operational assets.
• Ensures facility systems, equipment, and infrastructure operate efficiently and meet business, operational, and regulatory requirements.
• Identifies opportunities to improve facility performance, reduce operating costs, increase energy efficiency, and enhance asset longevity.
• Performs other duties and special projects as assigned.

Qualifications, Skills, Abilities and Educational Requirements

Required

• Bachelor's degree in Facilities Management, Engineering, Construction Management, Business Administration, or a related field; equivalent combination of education and experience may be considered.
• 7+ years of progressive facilities management experience in manufacturing, distribution, industrial, or multi-site environments.
• Demonstrated experience managing facility operations, vendor relationships, maintenance programs, and capital improvement projects.
• Strong knowledge of building systems including HVAC, electrical, plumbing, fire protection, structural systems, and building automation controls.
• Experience managing service contracts, vendor performance, and contractor compliance.
• Working knowledge of OSHA regulations, environmental compliance requirements, and facility-related regulatory standards.
• Experience developing and administering operating and capital budgets.
• Proficiency with CMMS platforms and Microsoft Office Suite (Excel, Outlook, Word, PowerPoint).
• Strong analytical, organizational, project management, and problem-solving skills.
• Excellent written and verbal communication skills with the ability to interact effectively across all levels of the organization and external service providers.
• Valid Driver's License.
